It was ok, very helpful to have a washing machine in the room.
Giant construction site in front of the windows, pretty loud and such a shame that it obstructs the view - the windows are pretty big in the room

We booked nearer the airport for the last of our trip and found pretty great subway access. There was no elevator at Sengakuji station, however there is extensive construction in the area at present so that may change. The hotel staff were kind and helpful, the cafe had very tasty and reasonably priced meals. The washer dryer in our room was great over or last days in Tokyo and as we packed to go home. The elevator knows your floor when you tap your room card- which adds a layer of security.
A little far from the action uptown but subways are excellent.

- Quiet, even despite that there's construction going on in the area
- In-room washer/dryer, with soap provided if you don't want to go out and get your own
- Location, location, location! Right on top of a train station from which you can travel a straight shot to either Haneda or Narita. Convenience stores around the corner (Daily Yamazaki) or a short walk away (7-11, Lawson). A coffee shop and some food places in the area. And of course, a stone's throw away from Sengakuji.

The washing machine in the room was great (and exactly what I needed at the time). Aside, the room was spacious, comfortable and clean, and the staff were very friendly. I would consider staying here again.

This hotel was a nice surprise. We booked a few months in advance and it was a steal! Its in the south part of Tokyo near Sengakuji station and Takanawa gateway. It looks far away in the map but its a short train ride into the city. It has many convenience stores, coffee shops and restaurants around. The area feels nice and quiet without the bustling of the city. The staff is amazing, we had an early arrival and left our bags and when we got back to check in at 3pm they had taken them to our room. Our towels were switch on the second day. The room is small but it doesnt feel as small as other budget hotels.
If youre looking to be closer in the city this hotel is not for you.

Great amenities, easy subway access to the the airports as well as into the hotspots of the city (especially convenient even with large suitcases), places to eat nearby, friendly staff, and they have a cafe for breakfast and lunch downstairs.

Close to both a local subway station (Sengakuji) and a JR Yamanote line station (Takanawa Gateway). Very convenient for getting around Tokyo for sightseeing. 7-11 and Lawson convenience stores in walking distance (right by the subway exit).
The room was comfortable, good value for money for Tokyo standards. The bed was very comfortable and all room lights can be controlled right from the bed. Washing machine did its job, good for longer stays.
