- nice front staff who explained everything thoroughly about the cleaning schedule especially. We had one full cleaning but could request new towels and emptying of the trash anytime. - ideal location right next to a subway line, the yamanote line, and JR station, GREAT ! - there were works while we were there (works, draining of pipes, regular disinfection) but we were very well informed, in the elevator and also letters through the door ^^ - amenities like toothbrushes, razor, hairbrush etc. were self service next to the elevator. - good breakfast with various dishes - bed was very comfortable
Breakfast is in the lounge/hall of the hotel, which also operates like a restaurant for lunch and a cafe afterwards, so we cant use the lounge after breakfast hours, maybe we can do it after the cafe operation time but we didnt try. And a lot of hotel guests did go out through the breakfast area and not the side door, so that was not very convenient. Also. there is only one table that is "comfortably high enough" to eat breakfast, it is a huge table with maybe 10 or 12 seats, meaning you have to sit with other people if you used this table. The other tables are low, like coffee tables in front of your sofa, and eating at "knee level" is not the mst comfortable option. That's my only minus for this hotel.

Location was really great. Staff was helpful.
Room was small for 2 people. The second person had to crawl over the bed to get into it. The area around the hotel was a food desert compared to other train stations in Tokyo area. Very little available for quick pick up and on the go eating.

The hotel is in a good relatively quiet area of Tokyo as Takanawa Gateway Station is the newest stop on the Yamanote line and is one stop away from Shinagawa Station. There are small grocery stores (Meidi-Ya) and convenience stores (Seven-Eleven) nearby. The biggest plus is that with an in-room combination washer and dryer, laundry becomes almost an afterthought.
The room was smaller than expected in comparison to the pictures provided and while it was fairly clean my subsequent stays at a Tokyu Stay hotel in Osaka and this very same hotel during this trip were not as good due to the lack of cleanliness.

Nice, welcoming and spacious dining room/lounge at entrance. Comfortable room with desk and 2 chairs, complete with microwave, fridge and washer/dryer. Close to train station with elevator to one level (but not to train platform). Diagonally across new mega mall NEWoMAN (take special elevator to 28th floor in north tower for restaurants and garden city views). Love the complementary coffee and hot cocoa machine in the lobby and ice maker (for iced coffee). Only 1 train ride to Haneda airport!
Location not close to popular sights. Small lobby space due to stored luggages in the lobby. Tried breakfast once, not a big fan of items that day; extra fee

Disappointing
Staff was very pleasant. Bumblebee cafe area was nice.
I don't think it was clear that there would be no in-room service since our stay was 5 days. I was looking forward to the bed getting made. I also thought the hotel itself was a little dated, the room was very hot, and we had to use the humidifier to make the air less stuffy.

Located close to 2 stations (Sengakuji on Asakusa line and Takanawa Gateway on Yamanote line). HUGE mall just across the streets. Staffs in general are friendly, especially Bumblebee cafe staffs. The hotel staffs got us rooms next to each other, easy to check on my kid.
Small room size and late check-in time but it’s a given for cities like Tokyo

We travelled as a group (2 senior, 5 adults, 1 teenager). Stylish room gives a sense of design, and is cleanly managed, albeit we can clearly see some minor aging marks. Has a washer and dryer in-unit, which I found is their signature. Helps as half of the group are preparing to head back home so they can wash clothes. Breakfast tastes OK, but has very few choices, a complaint heard several members of the group.
I would not be staying again here. Most of the members (8 people) are quite upset about the stay. During the checkout, we had to borrow two luggage pulley carts. While waiting for pickup, a staff rushed out to me and sternly warn me not to take their carts away and absolutely need to return to them. It was considered rude because the staff are assuming the group is trying to steal their ... carts. No parking onsite. We knew about this during booking so we are fine - but we were reminded a few times that it's not OK (drop luggage, go up room, sit down, come back to park car). 4 carparks near the hotels, some very far, one is next to a funeral home - avoid if you are superstitious. Breakfast has very few choices, probably the least of all the hotels I ever stayed in Japan (minus Toyoko Inn). Yes, the breakfast is rated as similar to Toyoko Inn (a very budget hotel). Staff never mentioned the full cleaning needed extra charge (750 jpy per room per day). Things like this should have been mentioned upfront during check-in. This screams cutting costs and being cheap. I think since covid hit, many hotels tend to cut costs significantly in the name of sustainability.

Wonderful
It was amazing having a washing machine and microwave in the room. The bed and pillows were very comfortable. The hotel is steps from both Sengakuji station and JR Takanawa Gateway station, and also about a 30 min walk from Azubudai Hills. The staff were very responsive and helpful whenever I had concerns. I did not have a chance to try the breakfast here, but the cafe was ALWAYS busy.

Located in area of new town Takanawa, less busy but easy to go around. Close to both subway and JR line. Room space is not large, but very functional. Convenient to have washing machine in room. All staffs are nice and helpful.
