Location: It easy to get to and from Narita Airport via the limousine bus, which stops across the street at the Takanawa Gateway. There is a train station just around the corner from the hotel and the Yamanote Line across the street at the aforementioned Takanawa Gateway. The konbini is about a 5 minute walk and there’s some restaurants around the area, but this is more of a quiet business area.
Clean: Housekeeping was done once during my stay, but it was very thorough. You are able to request fresh towels and trash pick up any day though.
Room: The room size was enough for my suitcase and to walk around in. Layout made sense and was very comfortable. Bathroom was clean too. The best part was having a washer/dryer combo in room! I only needed to pack a few outfits and then just clothes each night after getting back.
Staff: Front desk was very helpful with check-in and my questions. Breakfast staff was also very nice and brightened up my morning.
Overall, my time was very pleasant and I would definitely stay here again!

The hotel was very close to public transportation (subway, trains and bus line). Our room was cozy and clean. The system for getting clean towels and emptying trash was easy and efficient and we liked that a complete room cleaning was done weekly.
Perhaps just a bit more variety at the breakfast buffet would be nice. The food was good and plentiful, but for those who are there for a longer stay it might get a bit boring. Also, the carpeting on our hallway floor was stained when we arrived, but it was cleaned eventually. Would have been nice if it had been cleaned sooner.

The location was in quieter part of Shinagawa, felt very safe & across from the new Takanawa Gateway station & NeWoMan mall. The subway was also right around the corner. We think there were konbinis within 3 minutes walk of the hotel but never saw or found them. Room & breakfast area felt very clean. Nice to have a full size washer/dryer inside the room but we never used it. The breakfast had western & Japanese offerings & was tasty. The free coffee & ice machine in the lobby was nice to have. The mall is worth going up to the 28th floor to explore & take in the city views & restaurants.
The room was smaller than it looked online so it made opening our two large suitcases difficult. Beds are on the firmer side. All the areas we needed to get to (Shinjuku, Ebisu, Shibuya, Ueno) were about 30-40 minutes away by train.

The location is excellent, and they attended to all of my pre-arrival requests, which I truly appreciate. Breakfast was lovely, and everything was convenient and worked perfectly. Best of all, the place isn't swamped with tourists, so I can still enjoy some peace and quiet in Takanawa!
I have no other complaints; however, I would suggest deep cleaning the carpet in the hallway to remove the stains.

I mentioned the positives in my previous review of this location which was at the beginning of my vacation but as things progressed it seemed that the positives barely outweighed the negatives.
There were many issues here but the biggest was the lack of cleanliness. Upon arrival there was filth on the table (hair and other things), hair on the floor (in the room and bathroom as usual) and the rinsing glass in the bathroom was not clean at all with clearly visible residue on the inside which was disgusting. On top of that the bathroom fan which was always on was so loud even on the 弱 (low) setting that I had to keep the bathroom door closed at all times and I could still hear the fan. The fan seemed to have a bearing fault that was pronounced with extra rattling on the low setting which is something maintenance staff should have addressed.
The in-room laundry machine was also a problem and this is the biggest benefit that this hotel chain has in my opinion. The issue was with the detergent. While it appeared to be the typical "Attack" brand that other Tokyu Stay hotels make available to guests, it left my clothes with a strange chemical odor that remained even after I washed the clothes after returning home so I suspect the bottle was refilled with a cheaper alternative.
This hotel has serious issues with its housekeeping staff in both Tokyo and Osaka. I hope that they will investigate and address these issues because it appears that they are doing less than the bare minimum and I find it unacceptable. Just changing the sheets between guests (if they even did that) is not enough. Vacuuming the floors and cleaning all touch surfaces should be mandatory and confirmed before providing a room to a guest. I never request housekeeping to clean my room during my stays but I expect a clean room upon arrival but that was not the case here. It's unfortunate as the hotel is in an ideal location.

- nice front staff who explained everything thoroughly about the cleaning schedule especially. We had one full cleaning but could request new towels and emptying of the trash anytime.
- ideal location right next to a subway line, the yamanote line, and JR station, GREAT !
- there were works while we were there (works, draining of pipes, regular disinfection) but we were very well informed, in the elevator and also letters through the door ^^
- amenities like toothbrushes, razor, hairbrush etc. were self service next to the elevator.

- bed was very comfortable
Breakfast is in the lounge/hall of the hotel, which also operates like a restaurant for lunch and a cafe afterwards, so we cant use the lounge after breakfast hours, maybe we can do it after the cafe operation time but we didnt try. And a lot of hotel guests did go out through the breakfast area and not the side door, so that was not very convenient. Also. there is only one table that is "comfortably high enough" to eat breakfast, it is a huge table with maybe 10 or 12 seats, meaning you have to sit with other people if you used this table. The other tables are low, like coffee tables in front of your sofa, and eating at "knee level" is not the mst comfortable option.
That's my only minus for this hotel.

Location was really great. Staff was helpful.
Room was small for 2 people. The second person had to crawl over the bed to get into it. The area around the hotel was a food desert compared to other train stations in Tokyo area. Very little available for quick pick up and on the go eating.

The hotel is in a good relatively quiet area of Tokyo as Takanawa Gateway Station is the newest stop on the Yamanote line and is one stop away from Shinagawa Station. There are small grocery stores (Meidi-Ya) and convenience stores (Seven-Eleven) nearby. The biggest plus is that with an in-room combination washer and dryer, laundry becomes almost an afterthought.
The room was smaller than expected in comparison to the pictures provided and while it was fairly clean my subsequent stays at a Tokyu Stay hotel in Osaka and this very same hotel during this trip were not as good due to the lack of cleanliness.
