The bathroom was amazing. Steam showers and big tubs. The karaoke in the room was a nice touch
The room itself was pretty small and didn't have anywhere to store luggage or unpack clothes. The windows were minimal with zero view. It's a love hotel with wasn't very clear on booking

We were a bit apprehensive with this being a love hotel but it was amazing. The rooms are massive for Tokyo standards. Giant bathroom. Your own sauna! A massage chair. All the amenities you could possibly want. We would definitely stay here again if coming to Tokyo. No noise at night. Was far better than expected.

Overall the room is large for Tokyo standards and the facilities are great.
Located right within Shinjuku with most activities either within walking distance or with Higashi Shinjuku metro line within a 5 minute walk.
The in-room sauna is great to relax and there are plenty of amenities available in the room including mini bar and plenty of bathroom essentials - more than you need really.
This isnt really a criticism, mainly just so people are aware. Given this is a love hotel - discretion is part of the game and people really only stay here a couple of hours normally to get down to business. Therefore, be aware that the room whilst big, has zero clothes storage and there is only one window which opens. Otherwise the room is pitch black at night, which is handy to sleep.

I left an item in the hotel on the day I left. I realised while on the train so I immediately communicated this to the hotel via Booking.com so that they would keep it for me to pick it up in a week. The hotel ghosted me, and they never replied to my request. Then I communicated this to Booking.com customer service, and the hotel also did not reply to them. This costs me more than the hotel room itself.

The amount of extra little amenities the hotel provides is incredible! Room was extremely comfortable and we used the sauna and jacuzzi everyday. Would stay here again. Location was great to transportation, food, and shopping.
Bed was very uncomfortable. Super hard and the pillows were flat.

Spacious room, with lovely spa bath. The staff were helpful and our room was cleaned thoroughly.
The hotel has smoking allowed so the lobby did smell of smoke. The area was also in a less pretty part of Shinjuku.

The room was fantastic. It was quite big, the shower and jacuzzi was huge and lovely to use, the control panel behind the bed was great, lots of little amenities like face masks, hairbands, etc., toilet had all the features like seat warmer and bidet, TV had a bunch of decent movies, the free breakfast sandwiches were great and staff were so lovely and attentive!
Location is fantastic too - a short walk to konbinis, train stations, Golden Gai and Shinjuku City.
Also had real windows so you could let air in!
The bed was really hard and the pillows weren't much better but it was worth it for everything else. There's also not much space in the fridge because there's a whole selection of minibar drinks in there, although they're all really well priced and super convenient when you want something!

Disappointing
The hotel was clean and tidy and located in a reasonable area. The rooms were cleaned daily although we continually had to ask for clean glasses as they kept taking the dirty ones away and not replacing them. The staff were as helpful as they could be but the language barrier was an issue.
The rooms are very small and there was nowhere to put your luggage. I didn't realise when I booked that they hired rooms out by the hour, which is totally my fault, but the place just had a seedy feel to it. I would never stay here again and I couldn't in all good consciousness recommend it to anyone else. There are much nicer hotels without the seedy feeling to stay in.

Pleasant
The location is perfect. Not far from the main attractions in the heart of shinjuku
Staff at reception does not speak English and not very well trained and competent for this job. Supported by a guy who barely spoke a few English words we asked to keep our luggage and when back they could not find our things. They took time to look for and kept coming out from the front desk office saying there was nothing.
