Right off the Disney line, with shuttles running to and from it or a short walk to the station. Helpful and friendly staff. Strong value.
The room was a little run down with broken tile in the bath and tired carpets.

Rooms were spacious and clean, amenities helpful, everything we thought we might need during the stay was already provided in the rooms. Location was excellent; shuttles ran all day and came very frequently. We were right across the street from the Bayside Station, and could walk easily to it if we were in a hurry.

Great location for Disney without the high cost of a Disney resort hotel. Great amenities that felt spa like. Hotel seems a bit older but all the lobby and common areas were beautiful.

The location was perfect - quick walk (or bus ride!) to the monorail for access to Disney parks or the JR trains. The staff was very nice and helpful - even researching a missing shipment. The jr exec suite was large and had a great view. Reasonable $.
The room really needs some repairs and updating. The shower had black mildew and 1 of the tiles in the bathroom as totally loose! The rug is pretty worn out too. On the other hand 3 nights were the price of 1 at the Mira Costa and a comfortable bed.

The room was an exceptional value. It was the biggest room I've ever had in Japan, and it is even huge compared to an American hotel. The bathroom is beautiful and it's right across the street from Bayside monorail station. This will be my go to Tokyo Disney hotel from now on unless I'm getting the ones with happy entry.
My only complaint is that the convenience store doesn't open until 10am, knowing darn well that the parks open at 9. I assume they want to force you to eat breakfast at the restaurants. Tip: if you really need a bite to eat before the parks, one of the restaurants sells bags of bread and croissants.

The property was very nice and a great location
The bed was hard as a rock. Knowing what beds are like in Japan I was expecting hard beds but not this hard. It was so hard that I think I would have been better off sleeping on the floor.

Location was great for visiting Disneyland or DisneySea. Room was spacious, and staff were very nice. They delivered our luggage to our room after we had it transported from another hotel and stowed our luggage for us after we checked out.
Breakfast was a little confusing. One day the cafe was available and a other it was only buffet style. We did grab and go one day and decided to eat off-site another day because we did not want to have a breakfast buffet. The restaurant operations might have been clearly explained somewhere and we might have just missed it.

In the Disney resort area
The pillows had some old stains. The beds were a bit hard. The place is a bit old like 20-30 years old but could see a lot of effort from staff to keep place in a good shape.

The staff and service are excellent. The rooms are really big, and the location is excellent for transportation to the Disney Sea and Tokyo Disneyland.
The beds are more stiff than I anticipated, but this is variable from person to person.
