We booked a larger room and it was indeed spacious, well equipped and comfortable.
The breakfast, both Japanese and western, were disappointing. Also, on booking the hotel advertised a large discount on the rates. I have my doubts that this is actually a real discount. Even at the discounted rate, it was not the best value for money I had in Tokyo. These are minor inconveniences. The hotel was really nice and we would be happy to stay there again.

Lovely property, great rooms, slept so well! Excellent bathrooms with the best heated toilets and a great shower/bath tub. The second floor with complimentary afternoon tea and massage chairs was very nice

What did we like? So much! The hotel is stylish and technologically advanced-- from the self-check in/out area, to the no-soap laundry and the massage chairs. The room was a little smaller than others, but nicely equipped and with the community gathering spaces on the third floor and on the roof, there were other places to meet up with visitors and other guests. The staff was helpful in arranging taxis and giving the drivers explicit directions in Japanese so we were confident the drivers were taking us where we wanted to go. We had stayed in another Tokyo hotel and really preferred the Niwa's style.
The room was a little smaller than the other Tokyo hotel we stayed in, but we were able to get a King bed (which many Tokyo hotels don't even offer.) The location is a little off the beaten track in an area that seems to have a lot of doctors' offices but fewer dining options. The front desk staff was very nice, but most didn't have as much English as other hotels we stayed in in Japan.

All of it! The vibe, the amenities, especially the detailed touches and the relaxation room. The staff were so friendly and the breakfast was absolutely delicious! An amazing way to start our time in Japan!
I loved it all. The rooms are very small but well designed so westerners be warned
