Wonderful
The room was small and there was no wardrobe for the clothes. But we managed just fine. The room and bathroom was very thoroughly cleaned every day, we daily had new bedsheets and new towels. The location was excellent, only a few minutes walk to Suidbashi Train Station and Tokyo Dome City. Family Mart and restaurants were also around the corner. We only had breakfast once, but it was plentiful to choose from - Continental-, Japanese and Hot Breakfast - and very tasty.
There wasn't really anything I didn't like. Everything was to our liking. As I mentioned earlier on, the rooms could have been bigger and there could have been a facility for clothing.

Location was great, few minutes away from Suidobashi Station which is on the Yamanote Line.
A little too cramped for my liking but I think most places in Tokyo are like that.

Very clean, very wonderful service from all that worked in the hotel. Nice relaxing room on 3rd floor, although not enough seating .
Breakfast was tedious. Eight days, exact same menu. Need a lot more variety. What was served was high quality. Didn't like that we couldn't open the window.
No main lobby to really relax, small lounge was beautiful, but not comfy.

Location was good and hotel was very nice and clean, staff were great and organised very easily a fast and cheap luggage transfer of our luggage to Kyoto. Rooms were nice and clean and Bed comfortable and toiletries / soaps were great

We stayed in a Premium Twin Room (High Floor) and the room was beautiful, comfortable, and spacious. The bathroom also had lots of space and felt very luxurious.
The hotel itself feels new and everything is thoughtfully designed and decorated, including the lounge area and rooftop terrace.
We used the self service laundry area which was convenient for us near the end of our trip, and one morning we opted for breakfast - which had a great selection of both Japanese and western style food - and the waiter was lovely. The hotel is expensive in comparison to a lot of other options in Tokyo, but it is faultless.
I think it would be nice if the breakfast was included in the base price as it is already quite expensive - but that is a minor gripe.
This is an ironic comment - as we are tourists from the UK, however our other stays within Japan had been with Japanese people and in non-western tourist settings - but its worth noting that this hotel was tourist heavy so other visitors were sometimes not in keeping with the atmosphere and behaviour we had become accustomed to in other settings. This isnt anything the hotel could do anything about but maybe worth noting for other visitors!

We loved everything about Hotel Niwa. The rooms are really well thought out, amazingly comfortable and spotlessly clean. The facilities were excellent, the communal areas had a really nice atmosphere and the staff went above and beyond to help us. The breakfast was also excellent. We would stay here again without question.
We moved to another hotel afterwards and this confirmed to us that the value for money offered by Hotel Niwa is just incredible.

Out of many generic-looking hotels in Tokyo, Hotel Niwa stands out by offering a traditional ryokan-like experience in the middle of the city. It is close to suidobashi station and located in the academic quarter near several universities - making for quiet evening sleeps.
It was a shame that the traditional Japanese breakfast was not available during my stay, but Yoshinoya and several other eateries in nearby Jimbocho were good replacements.
