Pleasant
My main reason for choosing this hotel was the walkable distance to MRT station and Tokyo Dome. Very clean and reasonably spacious rooms. Really comfortable pillows. Helpful staff. Tasteful interior design with a welcoming Japanese garden. Google Maps in the free smartphone they provide was very useful for navigation.
Initially, the hotel was not so easy to find. Not much of a view from the room. Breakfast not included in the room price.

Good
Niwa is a high quality hotel with some good design elements, including interesting use of Japanese blinds in the room.
Location is fantastic. I chose the hotel due to close proximity to Tokyo Dome (where I was attending a concert), but Suidobashi station which is 5 minutes away is very convenient for access to Akihabara, Shinjuku, Shibuya and other places. Lots of restaurants and supermarkets within 10 minutes of the hotel too.
Staff very friendly and professional. Laundry room was convenient (and you can see on your room TV whether the machines are in use!).
A few easily fixed things prevented this hotel from scoring better.
The Japanese blind in the room looks good - but the 'light blocking' blind behind it isn't dark enough. The room became really light very early in the morning and this prevented me getting a good sleep. They need to fix this.
The room only had a water kettle, three tea bags and a single bag of sugar. No coffee at all... and unlike other similar grade hotels that have help-yourself additional coffee in a common area, this hotel had none. Frankly this was unnecessarily mean spirited and poor service.
Hotel restaurants and breakfast are way too expensive for this class of hotel. I only had breakfast once and thought it was poor value - it was costly and there was nothing that stood out. Eggs were served to me on a cold plate and selection wasn't that great. Additionally prices to dine in the evening are extremely high and frankly don't match this grade of hotel... I ate elsewhere locally instead.

Wonderful
Beautiful entryway and nice aesthetic choices in the room. Window that opened. The price and space was similar to a standard business hotel, but the attractive decor and surroundings made it a big cut above -- a truly pleasant hotel with a touch of "ryokan" about it.
to turn off the overhead lights, you have to remove your key from the slot near the door, but that then cuts off electricity to other things, like the television or reading lights. It would be nice to have them on separate circuits.
Otherwise -- all great!!!!

They integrated some Japanese décor into a modern facility. The location is convenient, located close to multiple metro/train lines pending on travel destinations. Can catch limo-bus to airport from Tokyo Dome Hotel which is only a 7-8 minute walk away; hotel is happy to book for you.
The basic standard room is a bit small, the closet is about one-quarter of typical size - might be enough for a short stay. The TV is wall-mounted, no room for a dresser. The space is a tight but planned well. Bathroom remains standard/normal size.

The location was great, close to the Suidobashi station and the Tokyo Dome. The hotel is on a quiet side street. The room was very nice and spacious by Japanese standards. A smaller, friendly hotel.

Exceptional
Spotlessly clean (I’m a little intense about the cleanliness of hotels!), very friendly staff, excellent breakfast buffet (although a little pricey, but we splurged the first morning) and I loved the traditional Japanese vibe / decor. The rooftop lounge area was wonderful and those massage chairs were heaven! Also, I had the MOST comfortable pillow. I seriously wanted to steal it and take it home. This place was an excellent value.
Not much. If I had to nit pick, I’d say the location was probably an 8 out of 10 (instead of say, a 10/10). It was off the beaten path, which meant it was super quiet and a nice respite to a full day out. But... it was a little off the beaten path, which means it was a bit of a walk to some of the sights. There was a handful of cute little restaurants in the neighborhood but if you want to stay in the middle of the action, this won’t be your place.

Room was spacious and clean. Hotel staff were very helpful. Located just 5 minutes away from Suidobashi Station. Many food options in the neighbourhood. I’ve been to Japan every year but this is the first time I’ve given a hotel full marks. Friendly for seniors too!
