Good
Clean, location to train, proximity to airport and flea market, nice neighborhood feel, convenience store very close by, affordable
We were right above the street on the 2nd floor noise could be loud. Truck engines, people talking and laughing on the street going by were clear to hear in the room. Also walls were thin and we had to hear the neighbors arguing and moving furniture or something in the middle of the night. Lastly the pillows were very hard

Wonderful
Beautiful, relaxing, peaceful setting. I didn’t discover the relaxation room with massage chairs until the last day which was too bad! The lounge in our floor was great so we had a nice space to be in despite the small room.
One of the twin beds was right in between the wall and the other bed so I had to crawl down the bed out of it.

Breakfast was delicious and the staff was extremely helpful! They assisted in securing us a van for airport transportation for our large group, even though all previous options were booked out! The tea in the room was also incredible, and the best was very comfy.
The rooms are tiny, which is as to be expected in Tokyo! Just be aware of that when you book :)

Wonderful
Staff, location, room, breakfast, relaxation room!
There was a smell in the bathroom that lingered. We used candles to cover it up? Could have been plumbing, most likely.

Wonderful
For our first visit to Japan, and our first hotel stay, it totally presented a Japanese modern aesthetic that was a delight. Although smack in the middle of a highly urbanized area, the hotel had generous green garden areas, very Zen and inviting. Shoji screens on our windows instead of curtains, low, decorative lighting in our rooms and all the little amenities you'd want upon arrival. Very quiet morning and night. Staff was very kind and helpful. Well within walking distance of the train station, lots of cafes and restaurants. An excellent value!
Not much other than the beds were too soft for us but that's a personal preference.

We loved the location, staff were friendly, room, while small, was very comfortable, and a fantastic breakfast. I’ll include that the Japanese restaurant on site was fantastic.
Nothing.

We booked a Comfort Twin since we wanted more room for our 8 night stay and were exceedingly pleased with our stay. The room had a lovely city view and the HVAC system worked perfectly. The breakfast was amazing; so nice to have on offer a full Japanese breakfast along with some Japanese components in the main Western buffet area. Having clean washers and dryers, and a relaxing room nearby was special. The staff were so helpful and the nearby area -- which is comparatively quiet for Tokyo - has lots of interesting restaurants at all prices.
This hotel has been "discovered" by tourists (including tons of Americans) and the breakfast room can be very busy and noisy till 8:30 AM when the crowds clear. BUT the staff do a superb job at seating the crowd and ensuring the buffet is constantly stocked. Do get ready for premium prices but the Niwa is worth it.

Very Good
Well maintained, green entrance and little gardens throughout the ground floor, interesting facilities such as rooftop terrace and massage room, quiet
Smallish rooms although effectively arranged
Breakfast crammed with small tables. Some separations or partitions to allow for more privacy while eating would do good

More like a boutique hotel. Coin washing machines on 3rd floor are a great value. Three massage chairs for guests. Western or Japanese breakfast. A lot to see in the area.

The hotel is beautiful and is maintained by exceptional staff who were friendly, available at any time, and can assist travelers speaking little to no Japanese. Check in and out were fast and easy. Luggage forwarding was handled by hotel staff and very effective. Proximity to 2+ railway stations was very useful. Location in Book-town is very enjoyable and in close proximity to great food.
Hotel room was clean and beautifully maintained. Room service was effective and non-intrusive. Hotel provided free water bottles each day as well as several additional in room amenities (tea, tea kettle, television with streaming services). Shower and bathtub were great for relaxation. Bed was comfortable and easily fit two individuals. In hotel amenities included calming and spacious reflection rooms, clean gym and massage chairs, effective laundry services, and fairly priced vending machines.
There was nothing that we did not enjoy about our stay in the Hotel Niwa Tokyo.
The addition of a small set of dumbbells in the gym would be stellar!
Laundry service for two loads of clothes cost around 12$ USD (washing and drying), which was the only component of the stay that felt pricey.
