Poor
Nice garden. But thats about it
Way over priced for what you get! We stayed 11 nights for and got charged over 5k Aussie dollars. The hotel makes out like its some fancy 5 star hotel but its way far from that! The first night we were not even supplied with towels in the room. The last day we stayed there we got back there late at night only to find that the cleaners have taken our shower curtain off and never put another one up!? Like what the hell!!
The rooms are way, way way too small for what you pay for and they as old as my great grandfather scuff marks everywhere on the walls, Very old A/C system that barely gets cold. And furniture that looks like its from the 60s. they made us pay for certain nights during the stay and they had to pay the rest when I left. Would let me pay all at once for some silly reason. Every time I had a problem and went to see the lobby about it they just said come back later cause that couldnt be bothered to deal with it. Also its quite abit of a hike up hill from Shinagawa station. Never seen the Bars and restaurants there open the whole time I was there. Never staying there again.

Pleasant
Amazing garden and nice lounge with a view, great choice at the breakfast buffet! Good location close to the railway station.
If you book excecutive room you cannot eat breakfast at any of the restaurants (unless you pay a lot of money). You are forced to eat breakfast at the loungue where the choice is less than at the buffet. Also, if you want to use a restaurant/ cafe downstairs you need to pay a cover fee (I understand why guests should pay but why the hotel guests??). Lounge cannot be used after 5 p.m with kids less than 12 y.o which is not fair on people who pay for the loungue access.

Big room, closets, great garden and city view.
Seems dated. Breakfast choices rather limited. Not much to see in the area.

Poor
The foyer and garden are nice.
The rooms don't seem to have been renovated since the 80s and are extremely dated and shabby. The fittings are straight out of the 70s and the carpet and walls need changing and painting. Also since we visited in sakura season we had to pay 1000 yen just to sit down in the hotel cafe, I was then charged 1400 yen for a terrible coffee, so i ended up paying 24 Australian dollars for 1 awful coffee. The location is not good either, its almost 1km from a metro and there is no cafes around the hotel.

Very good service.
Nice looking garden and entrance area.
Interior looked not just old fashioned but also quite old.
With luggage it is exhausting to get there by foot from the closest station.
Price-performance for the room seemed a little off from my point of view.

Wonderful
We found the staff at concierge excellent
The front desk men not so helpful. My husband cut his head accidentally. Concierge found the first aide kit promptly. Front desk were unhelpful, the men did not care less. Every day concierge would go out of their way to help .
Bathrooms should be updated
Lobby looks great now since update

The room is very spacious. Nice garden view from the hotel window.
The location is a bit far from other attractions but within walking distance of the metro station.

The garden was beautiful with cherry blossom & koi pond
The hotel is very old & out dated. It really needs to be renovated for what I paid I expected more.
