Very Good
Beautiful lobby and an asset to have 711 under the hotel. Rooms spacious compared to others in Tokyo area. The Shinagawa station very well connected especially for the Narita Express and Shinkansen lines.
Airport shuttle to Narita airport doesn’t pickup before 11.15 so those with earlier flights are unable to make use of it.
There is no onsen available.

Very Good
The room was very good and the location was satisfactory for getting to Shingawa station, although it was up a slight hill. The views were good toward Tokyo and there was a view of Tokyo Tower from the lift lobby. The bed was comfy and big and the bathroom was good.
The hotel was a little challenging to find and our room was a very long walk from the reception. We had breakfast one morning and it was quite disappointing for the cost.

The location was excellent. Staff was super friendly and the room was clean but a little dated.
The breakfast was lackluster. The eggs were runny and there wasn't much variety. It says western style breakfast, but it seemed more like a traditional Japanese breakfast

Wonderful
The rooms were nice, and it was located very near the Shinagawa station (which is a major one). The location, in terms of connectivity, was truly exceptional. We also took the Shinkansen to Kyoto form there.
We had a clear view of the Tokyo tower and the skyline.
There is a 7 eleven in the basement which is very convenient, a few restaurants inside the hotel (which is fine if you like those kinds of restaurants), and some shops.
While the connectivity was exceptional, there were no restaurants or shops in the surroundings (except the ones inside the hotel).
I personally prefer to eat outside the hotel, and after a long day of walking the city, we had no other option. The restaurants were good though (and expensive), but they were still hotel restaurants (I prefer local ones).
It’s a really big hotel and can feel a bit impersonal.

Poor
The room was a decent size for Tokyo and had a small balcony.
The room was extremely worn down. Think 1980’s with no remodel. Worn carpet. Beds were not comfortable. Don’t trust the pictures it looks much worse all around.
The worst part is the hotel has a signature scent that is pumped through all of the hallways and lobby. I can only describe the smell as sweet and salty. I’ll never forget the smell.
After two days I cut my losses and moved hotels and ate the cost of two nights I had left.
Note, this is a business hotel and is in what I’d almost consider a conference convention center layout. Do not book as a tourist.

Very Good
The room was huge and came with a balcony and a great view. The hotel is very conveniently located near the Shinagawa station and has a huge variety of dining and shopping options nearby, and even has an in-house convenience store which is really nice (though do note that it's not open 24 hours). The hotel has a lot of amenities and facilities, including an amazing garden. Staff are very friendly and professional, and we would like to particularly shout out the reception and housekeeping team as they were very accommodating towards our requests and went above and beyond in holding on to items that we had accidentally left behind in our room.
During winter months, the room air-con is hard set on heating mode only - this isn't an issue for some, but travelers like myself who cannot stand having heating on the entire night because it makes the room feel stuffy, do take note of this (I got around it by leaving the balcony room door slightly open). The bathroom design does feel a bit dated as well, though this honestly isn't too big of an issue. The biggest downside is that although it is very near Shinagawa station, you do need to climb uphill for a pretty significant distance to get to the hotel - in most situations this is fine, but it can be tough for those dragging heavy luggages (I strongly recommend taking a taxi from the station instead).

Location, staff and main location was very nice. Room was large.
The room is very warn and old. The carpet had several bald spot, furniture is stained and very warn. Some of the dresser drawers couldn’t even close properly. Bed was also sagging. I had such high hopes as I stayed in other Prince hotels before. It desperately needs a complete renovation.

The garden is beautiful
The room is small, the bed is small and not really comfortable. During our stay, the emergency lights were on and off after midnight, ruin our sleep for the rest of the night. It don’t have shuttle to henda airport, we had no other choices but take the taxi, which is very expensive compared to other transportation options.

There was a lot of people in the hotel because of several conferences and meetings. It was very uncomfortable to walk in the lobby

The continence store and the location of the hotel.
I showed up late evening to check in. The front desk help woman had an attitude and made me feel unwelcome.
