Garden area is beautiful. Location very close to Shinagawa station which is a major hub for subway, JR lines and Shinkansen.
Could use some upgrades. Furniture in room was a bit shabby. Lighting in bathroom was lacking. Desk staff was a bit short.

It was few minutes to city center . The 7-11 was very convenient to have in hotel for late snacking .
Rooms were abit outdated , no room service , everything closes very early in the hotel, breakfast didn’t have a variety of food ,very little western food , and lastly we weren’t helped with our luggage by the concierge or bell person , it’s like being in a student hostel in other words .

I loved the location as it was easy to get all my basic needs met. Good for being close to the train station and lots of food options, especially 7-11 convenient store.
A breakfast buffet with western options. My room didn't have much of a view. Last time I was here I had a view of the Japanese Gardens below.

We stay here often—for events, get-togethers with friends, and so on. While the walk up the hill from the station isn’t exactly easy, the location is excellent: there’s a parking lot, it’s within walking distance of the station, and the highway entrance is nearby. The rooms are also nice and always clean.
If I had to pick one thing, it would be the slightly long hill leading up to the station.

I liked the bed as it was comfortable and I enjoyed the garden.
The room we had was on the 14th floor which I believe has been neglected for who knows how long. The walls have stains/wall paper coming off more than likely from being hit by carts and luggage. The room we had was supposed to be nonsmoking but you can tell it was smoked in for awhile before. The carpet had cigarette burn marks, stains all over the carpet, and the table was sticky. The most disgusting thing was the little sofa in the room. It should be trashed and burned. It had stains all over it and a foot print imbedded in it you can't scrub off. Someone was oiled well before their activities. Lastly once you showered in the room and the steam moisture was on the bathroom cielingband walls some of the moisture dripping off was yellow which is probably from the smoking previously done in the room. One would assume the room used to be a smoking room. Either way this is one hotel I will not return too.

The Large Lobby was great for our group to gather. The rooms were Large and functional.
The younger staff was friendly and helpful. A few of the elderly staff seems like they didn't care. We didn't get help from them. They walked away.

I did not have breakfast at the hotel.
I paid extra for the Suoerior Corner Room expecting to have a lovely view including the Tokyo Tower. I could barely see the tower from my room. Plus my balcony was very narrow and felt unsafe

The staff were friendly.
My room smelled like cigarette smoke. The wallpaper was torn in one place and I could see masking tape had been used around the window to "repair" similar tears. I walked on two hairpins which were on the floor and stuck me - obviously the carpet has not been well vacuumed. The TV was attached to a metal pole (think stripper pole that goes floor to ceiling) anf located to the side of the bed. It did not rotate, which made it difficult to view. Overall, this was the worst room I have had in my international travels.

the cleanness, the view from the 15th floor balcony
the hotel is a bit outdated but i have no complaints about this. it is not so practical because it is away from the points of interest for a tourist ( museums, shopping centers, it is only an aquarium close by but we did not visit it ).
