We liked the location, the nearby station was good to get around Tokyo to the main tourist spots. We had to go up a hill each day after arriving by train but it wasn't too bad. The staff were nice but it felt a bit elite for our like, the staff and people in the hotel seemed to look down upon foreigners a bit, we had to pay a lot for laundry which was annoying as they were now self service options. The garden we're nice.
Laundry was expensive, foreign travellers seemed to be looked down on by other guests

The rooms are tastefully decorated and the beds very comfortable. The location is good,, just a few minutes downhill walk to Shinagawa Station, a central hub station. The return walk up from Shinagawa is steep and a walking stick can be helpful for the out of shape, like me. There are several Prince Hotels closer to the station, but we like this one. In a building called Wing, just across the street from the station on floor B1 is a tiny little Tempura restaurant. A real treat.
We arrived during a typhoon and had to stand in line to check in. But it was only a few minutes. It was Senior Holiday week and the charges were higher compared to a previous visit 18 months ago, for essentially the same services and breakfast. I didn't like that, it dampened my enthusiasm for the hotel. But the fees were lowered for the second night. The breakfast was extremely crowded and difficult to deal with all the people, many of them seniors (like myself) but regrettably seemed to negotiate the breakfast buffet rather slowly. But it was their holiday and one goes with the flow in these situations.

There is a 7 eleven in the basement, the staff are very kind
The air conditioner did not work even after been changed multiple times of rooms and they offered me a fan in 110°F Tokyo IN A 5 STAR HOTEL.... The room had multiple stains and signs of decay, you have to hike 1km Up a hill to reach the hotel from the station and they clarify no shuttles will be provided... The hotel have all the bells and whistles of a 5 star resort with the quality of a airport motel. Don't bother

I liked how close it was to Shinagawa Station. The rooms are spacious. The breakfast buffet is a must have option to add.

I liked the close proximity to a main subway station. And the lobby was very pretty.
The beds were super Old and uncomfortable, we had to sleep sideways on the mattress because of how worn out it was in the middle. Our AC unit didn’t really work we could not get the room any colder than 23 Celsius. And on a hot day it’s not fun coming home to a muggy room. the property is located on a very inclined hill so walking to and from anywhere takes a toll of energy; especially when ur carrying luggage or lots of shopping bags. There is also Lots of construction in the area and on the building so peaceful isn’t really in the description here. Found the walls were thin for noise as well. The place wasn’t overly dirty but the general wear of the upholstery felt dirty and stained, office chair was also falling apart but since we didn’t use the chair wasn’t that big a deal I suppose. The pictures on the website must be super retouched or super old because I wouldn’t stay here again with the lack of upkeep and poor comfort. The staff were friendly and helpful tho. Would also point out that it seems to be a hotel for lots of local businesses or conventions so the lobby seemed to get lots of foot traffic and back up.

It has a beautiful Japanese garden, one that could be said to be emblematic of the country. I only regret not knowing about needing a reservation for the Ean Tea Garden several days beforehand, otherwise I would have booked it.
The slope walking up to the hotel from the train station could potentially be challenging for some.
