Disappointing
On the positive side, everything else lived up to expectations. The onsen was excellent, there was free late-night ramen, massage chairs, and even free ice cream after using the onsen. The location near Kodenmacho Station is very convenient, just one stop from Akihabara. The area itself is quiet and peaceful though. With the Hibiya Line, it’s very easy to get to major areas like Ginza, Hibiya, Ueno, and Nakameguro without transfers. Even places like Harajuku, Omotesando, Shinjuku, or Nakano are still quite accessible.
The best parts of my stay, definitely 5 stars, were the onsen and the staff. The service was super excellent.
Breakfast :
I stayed here for 5 nights, influenced by reviews from a Thai YouTuber based in Japan who specializes in recommending hotels. They highlighted how amazing the breakfast was, specially the overloading servings of salmon roe. However, throughout my entire stay, there was no salmon roe at all, and the hotel confirmed they don’t serve it. This was quite disappointing, especially since I paid extra for a breakfast-inclusive rate. Honestly, the price difference could have easily gone toward a really good sushi meal instead.
Considering the price, the underwhelming breakfast is something to think about. For a similar budget, you could choose a hotel in those main areas and possibly even pay a bit less while getting a more standard breakfast.
I’m sharing this as useful information for anyone who might be choosing this place based on reviews like I did.

It was clean, comfortable, and quiet with extremely easy access to the subway. The room was minimalist and very cozy. The inside/outside baths, cold plunge, and sauna really helped my jet lag.

Great location with easy subway access, and within walking distance to department stores and shopping areas. The breakfast offers a wide variety and is delicious. I especially loved the udon soup served after soaking in the hot spring — such a thoughtful touch!”
It would be helpful if the hotel could allow a few more days of luggage storage and assist guests with booking local restaurants and taxis.

It’s in a bit of an odd location—more salaryman than touristy—with not much to offer in the immediate area, but it’s still easy to get around the city from here.
Hotel is a bit bar-bones and the staff a bit standoffish, but it’s clean, organized & efficient.

The hotel offered public baths and sauna with extended hours along with free yogurt drinks in the morning and ice cream at night. It also offered free ramen and drinks (tea and soft drinks) at night but only when the restaurant is open so not 24 hours. The rooms were clean but a bit tight for two people. The hotel was right next to the Kodemmacho station and about a 15-20 minutes walk from the Tokyo station. There was a 7-11 right next door. Staff were very friendly and accommodating and didn't charge me extra when a mistake was made with one of my reservations. I thought I had booked the 2 twin beds room for two people but it only registered for one person.
The lobby was quite small so felt very congested when multiple groups were checking out along with the stored luggages. The rooms were a bit small so not much room for luggage/bags. I wished they offered the drinks 24 hours instead of only when the restaurant is open. The hotel doesn't offer complimentary umbrellas which would have been good given the rainy weather in February. We stayed at another hotel in Osaka that provided umbrellas and it was very convenient. The area around the hotel is more business than residential so probably caters to business travelers than vacationers. There doesn't appear to be much to eat or do in the surrounding area so most of the time we traveled to other areas by train.

The Onsen, the products provided in the Onsen and in the room, the food, the free ramen, smacks - just so good! Staff gave us extra pillow and blanket.
Not really in the center of the action, but really the neighborhood was nice and peaceful and close to transportation.

This hotel is literally about 20 steps from the Kodenmacho metro entrance. The hotel is clean, and the onsen was also clean and well stocked. It's within walking distance from Akihabara (about a 20 min walk), and there are some decent restaurants in the neighborhood. Breakfast was very good- I'd give it a 8/10.
On our second stay we ended up on the 7th floor, across from the smoking room. Even though there was a lot of ventilation, we could still smell smoke.

The onsen was a nice to have in Tokyo.
I was at a dormy inn in Nagano before checking into the Dormy Inn Premium in Tokyo. They messaged me to see when I'd be arriving and i responded (expecting a premium experience checking in a little early) but no, upon arrival at 1330, i was told that check in was not until 3pm. When asked if there was availability to check in a bit early, she said yes but there was going to be an additional charge. So the rooms were obviously available. At all the other hotels I'd stayed at before, everyone was accommodating and even if the room was not available yet, an effort was made to try to get me in early. Not here.
Once i got to my room, it was almost identical to the one in Nagano.
All in all nothing particularly premium about this experience except maybe the price.
That said, the location was decently close to a tokyo metro station and it was close to where i wanted to be (between Rappongi and Asakusa).

The location is nice, close to multiple metro stations and within walking distance of a few train stations as well. There are a lot of restaurants nearby and a small supermarket. The bath area was nice, and the area outside of the bath had free snacks (varied by time of day), free manga to borrow, and a night view of Tokyo Skytree.

Great location next to Kodemacho station (Hibiya Line to Ginza, Roppongi), good sento on the top floor and the usual Dormy perks (drink machine, ice pops at sento etc).
Short-ish walk to Tokyo station and very short walk to other metro lines such as the Hanzomon line.
Rooms get very hot and stuffy. Had to run the AC in December to keep the room below 23C.

This is my second time staying at this Dormy location. The Dormy was able to hold my luggage for an extended period of time, for about 4 days and had my luggage waiting in my room upon my return.
There’s no luggage forwarding service that the hotel uses so you must prepare your own in advance.
