The room was more spacious than a regular hotel in Tokyo or Osaka.
The amenities were decent; not as modern as a 3-star business hotel, but they get the job done.
The owner was reserved but friendly, and the staff in general was very nice.
The location is literally a minute walk from Yanaka Ginza and a few minutes from Nippori Station, making it easier to access the Skyliner to get to Narita Airport.
There is a 10 PM curfew where you're required to enter through the side entrance after hours.

Everything was great. The room was very clean and nice. It’s perfect for one person. There were no bad smells, the materials were pleasant, and everything smelled fresh and clean. I really liked the location and the kind man at the reception who helped me send my suitcase to the next city. He was very polite and friendly in general. I will definitely recommend this ryokan to my friends.
As for what I didn’t like — I don’t even know what to say, there was really nothing I didn’t like.

What was foremost about Annex Katsutaro Ryokan was this: The family who runs it. The experience of being here wasn’t of stepping into a fancy hotel—we’re doing plenty of that this trip—but of finding a quiet, affordable retreat in one of Tokyo’s quietest and most charming neighborhoods. The absolute peace of this place was worth it. The point wasn’t luxury, but comfort and quiet in one of the most bustling cities on Earth.
The only complaint is that, because of the way the bathtub was fitted with the bathroom counters, there was some mold in the joints of the woodwork.

The property was really nice and the staff as well.
The rooms are big and the neighborhood is very calm and quiet.
Really close to a metro station and a bus station.
Just keep in mind the place is located in a calm, less touristy area so you'll have to move around if you want to get closer to the action.

I stayed in the traditional Japanese room with the tatami floor mat and futon. It was very comfortable and very spacious and very clean. While the hotel is located a little further out from the more central parts of Tokyo, it is in a quiet neighborhood and close to many conveniences. Additionally, several train stations are within 10 mins walk. I would highly recommend.

Situated within the Yanaka Ginza district, this location is incredibly accessible via mass transit (JR line trains and Chioda line subway). The area abounds with great small restaurants and craft breweries. The ryokan is not "traditional" in that it is a modern building. But the rooms are appointed with traditional tatami mats and futons for sleeping. The staff is gracious and helpful.

The location is great, near Nezu, metro station, shrines and places to be like restaurants, souvenir shops. A JR station is 10 minutes away (Nippori) which is good. The Yamanote Line is great for getting around a lot of places.
The room is fine, small but sizable enough to do what is needed. And very clean too. You can request your room to be cleaned around 10-12 am with a hanger that is provided plus they will generally want to clean the room every 3rd day.
The internet speed was not adequate. My general idea of sufficient speed is being able to load two 1080p video at 60 fps (This would be 6 Mbps/0.75 MB/s upload and download speed (Mbps=Megabits per second, MB/s=Megabytes per second)). Why this high ask? If you want to call relatives or friends, you will likely be using your face cam, which means being able to upload 1080p video and receiving it (sometimes higher resolutions, but those speeds are not needed). In my opinion, this is a deal-breaker.
For me, the shampoo was not sufficient. Perhaps due to my thicker hair, it was not able to do the job. You'd need to purchase one at a convenience store or elsewhere. This was a minor inconvenience however. There was also no hair conditioner provided.
