Nice location, well secured, and big room. Serves its purpose
On the last day of our stay, we didn’t want/need anyone coming to the room while we were out, so we left the “do not disturb” sign outside. But when we came back, we realized someone had been in the room. That was very upsetting

The guesthouse is in a great location-close to a grocery store, restaurants, an ATM and to the V&A Waterfront. It’s very clean and Blake, the host, is very helpful and friendly.

We had a wonderful stay at the 12 Greenpoint Guesthouse. The host, Blake was super friendly and he helped us with the check-in and gave us some info about Cape Town right after we arrived. He was also generous enough to give us the only room with the balcony that had a great view over the harbor. The room was very nice, clean and spacious with a lot of natural light. Guests can use the kitchen in the house and there's an extra communal place as well to sit around if you don't want to stay in your room. The location is safe and it is very close to a lot of great restaurants, cafes and shops.

I had an amazing stay. The room was spacious and clean and had everything I needed, and there is a big communal kitchen and lounge area. I even had a view of the sea which was a lovely surprise! The location is right in the hub of Greenpoint (7mins from CBD/town) but on a side street, so it was very quiet at night. Blake was exceptionally friendly and helpful! Thank you, I will definitely be back!

I had said a lot previously about this place. Outstanding on everything. Great value for money, close to everything, 1,6km walk to V&A, 9km run to camps bay, 3 km walk to long street, etc.
12 Greenpoint Guesthouse, Wessels Street, does not deserve this question ???.

From the moment we arrived we felt home. Very well equipped kitchen and rooms. It is very quiet area and also walking distance to all the restaurants and the waterfront. If ever you participate in the Cape Town Marathon this will be the place you want to stay. It is 1km away from the start and finish. The host is very helpful and the lady cleaning the rooms is so friendly and always willing to assist.

Spacious Room and quite area. Enough space. Good view of Atlantic Ocean, friendly staff and very helpful staff. Parking was great, inside parking. No need to park in street. Safe and secure parking. Wifi was working good.

First of all, I'd like to thanks Blake for the wonderful reception he gave us. He is super friendly, helped us out with everything. The room was good, simple and with everything you need. Clean, neat, all working properly, hot shower, closet, TV, freezer and so on. The house is quiet, secure, well located, near everything. They have a kitchen you can use for meals.
There was no air-conditioning and Cape Town is quiet hot this time of the year. The house is on a small cliff, so keep it in mind if you have any disability.
