I primarily chose to stay here because of the location, and it did not disappoint. It's a great spot, quiet residential street but walkable to cafes, restaurants, and shops on Westheimer.
Several things detracted from my stay. I never received check-in instructions and my messages about checking in went unanswered on the day of my arrival. Nobody was there when I arrived because the host was dealing with an incident with a squatter at a different property— I totally understand that unexpected things happen, but it seems like the host is spread quite thin; she mentioned managing over 100 properties. The bathroom had some quality/cleanliness issues (e.g., stains and a little dead moth on the stack of "clean" towels...). The next morning, I was woken up at 6 AM by a staff member making a huge racket in the kitchen area upstairs. Stomping around with heeled shoes on, clanging pots and pans, slamming cabinet doors. I know they need to prep breakfast, but that is served in the other building and this sounded like cleaning that did not need to happen at 6 AM. The person then came stomping down the stairs and went outside, slamming the front door that was right next to my room. It seemed like there was no attempt to be quiet or considerate at all.

We were not informed before booking that this was a shared space with other potential tenants. It didn’t state on the booking or anywhere on the site. We were only informed when we showed up to check in. It is also not clear when booking that these are townhome like buildings. Customers should be provided this info when booking, that the space they booked has other rooms that can be filled by other random people. Also The bathrooms were dirty and window seals had dead bugs built up. This place is way too expensive for what it is. This place should not be charging more than $60 a night. Additionally, I messaged the owner Lisa expressing my fear with a random man being in the same space we booked and how he’s being creepy and aggressive and I have yet to receive a response and it’s been 2 days. Awful.

Breakfast great, location is perfect in Houston if you need to do centrally based work. The Modern is very relaxed and comfy, with an interesting clientele and spaces. 4th stay here-my go-to for Houston.
Hot water weak in my unit, Due to its open area, the Modern can be a bit noisy, depending on guests.

I stay here whenever I come to Houston. It's a bed and breakfast but modern, not frilly and Victorian/Edwardian, which I like. All the spaces are strikingly well designed and the rooms are very comfortable, and the breakfast options are abundant, healthy and fresh. It's in the Montrose near the Ménil, MFAH, and other institutions, and if you're a good walker you can walk a lot of places including the River Oaks Theatre; I've walked to Midtown from here when the weather was good. Some cafés on nearby Westheimer I'd recommend are Brasil and the Agora; Cielito on Dunlavy is divine and there are many other restaurants and businesses nearby although the neighborhood is residential and quiet. Many guests here are international artists and intellectuals, and everyone is someone you'll be glad to meet. The owners live onsite and are very interesting people and knowledgeable about Houston, which is another plus.
I really don't see a downside. It's perhaps not the very best for people with disabilities since there are stairs here and there, both inside and out, so there are parts of the property you can't easily get to if you cannot navigate stairs.

It was very clean and quiet. The area was very posh and had very inconvenience we needed just in case we had to go to the store for anything. HEB Is literally around the corner. Our room was very clean and comfortable , with a nice bathroom.
In the morning, we had a wonderful breakfast with the hosts and she was so delightful and sweet. Great conversationist and very friendly. We will definitely be coming back soon.

Property managers/owners were very kind and welcoming. I really enjoyed staying in a classic b&b with a shared kitchen. Room and bathroom were both clean and comfortable

Great breakfast with eggs made to order. The location in Montrose was excellent. Many restaurants and bars in walking distance as well as the Menil Collection and Rothko Chapel. Lisa was a great host and clearly cares about her community.

I had to leave before breakfast due to a medical appointment. However the freshly brewed coffee was ready and I enjoyed a cup before I left. There were ready made to go food if you needed a bite before going. The dining area was clean and friendly.
No fault of the host but I would have liked to have stayed for the breakfast. I enjoyed everything else.

This is a gem of a place to stay, so pleased we chose it. Our room was great and we were lucky to have a communal space to ourselves. Breakfast each morning was lovely and great conversation. Friendly and caring hosts. Easy walk to supermarkets and restaurants. In a suburban area that was quiet. A great place to be stuck on snow day.
