Wonderful
The host was a very nice man, and the view was fantastic. Also, it was within walking distance to a few places.
While sitting outside on the porch, one of the bushes obstructed the view, and the porch itself could use a pressure wash. The colors of the doors into the rooms are a bit dark for me. The outside windows could use a washing.

Traditional boarding house right on NY harbor. Room on the top floor at the front looking over NYC & Brooklyn skyline. Always something happening on the harbor. Group breakfast laid on. Handy to few nice places to eat on the main road. J's on the Bay does very nice steak or beef rib. And Tonys brick oven. If you go back for a 2nd night they will remember and will be really happy to see you. 3 stops on the rail then free ferry into Whitehall to reach Manhattan.
Not that easy to get to. Half hour walk to the station carrying your luggage, then wait for the train then the ferry. Queen room but only double bed but comfortable. Small tv in your room (but you need Nefflix on your phone and link it to the tv). Breakfast was included but a bit ordinary. Could do with a couple more spoons of coffee in the pot. And maybe some nice soughdough and French Blackberry Jam. Couple of days we walked up the street and had breakfast at the coffee shop just for a change. Can take a while ringing the bell to get someone's attention to come to the door to check in.

This property is a wonderful place to stay when visiting NYC. The view is amazing and it’s right on the Hudson River with free parking. The area is safe and the staff are friendly and accommodating. I highly recommend this bed and breakfast. The free SI ferry into NYC is 5 miles away.

Very Poor
We booked 2 rooms but our guest could not travel because of sickness. We understand that the official contract states no cancellations but with over a month's notice we are disappointed that the owners refused to consider helping us. Booking, com said it would be OK but the owner placed personal greed above kindness and customer service. When we showed up, he denied having talked us. He told us that our rate did not include breakfast then, when pressed by be said he would "comp" us one breakfast. From the meagreness of the breakfast (banana yogurt and bagel) we conclude that this owner was an individual of parsimonious (ungenerous) disposition,
He could have extended a discount and cancelled one of our unwanted rooms. With over a month to spare he would probably have re-booked the room, He could have made sure to make breakfast available to us in exchange for our large (> $550,00) loss.
The rooms were barely adequate. The USB lamps did not work. One TV functioned but was small and place high on the wall, near the ceiling. The rooms were clean but dated with chipping paint a cracked sink and defective grouting. The proprietor was only seldom visible - emerging once from his dungeon to show me his prized cricket bat in an effort to curry favor.

Great location, great rooms, very well-decorated. Very cozy and relaxing atmosphere. I think the boarding-like setup is fun. You can step right outside and cross the street to sit down and view the city skyline.
There wasn't any soap in the bathroom, or the soap pump wasn't working properly. This was only slightly inconvenient though since we brought our own cleaning supplies and only stayed one night.

Wonderful
The host, Mo, was super friendly and very helpful. The victorian property is a bit dated, but this adds to the charm, check the gorgeous antique style radiators and the architecture of the property, awesome. Small park next door, and the B&B overlooks the harbour. It is a very quiet neighbourhood. The bed was comfortable and the shower was great. The entire property is spotlessly clean. Considering the high price of hotels in this area, the comparative low room price of Harbor House B&B, the breakfast was excellent,,,, Quality coffee, tea, juice, cereals, fruit, yoghurt, cereal bars, cheese, croissant, English muffins, sweet muffins, and of course butter, jam & peanut butter. Lots of onstreet parking available.
I never had to wait for the shared bathroom. No noise from other guests. Wi fi was good. 100% will stay here again.
Bedside lights did not work.
