How large the room was and with kitchen which I didn’t need but noted good quality of appliances. Shower water pressure good. Clean room. Nice that garage is across hotel and with discount.
Dropping off luggage was the worst thing. No place to inloadnat entrance and reception was not clear that the back door would have been better and that the parking garage was there. It was a very windy day in NY and the doors were very heavy and difficult to manage. Clearer instructions could have made check in smoother. Instead it took 30-45 mins! Late for the party. Staff spoke like I was familiar with NYC streets. Finally it was weird that housekeeping hounded us out of there at 11 am. She stood by the door. Hold on to your bonnet miss, just zipping up the baggage.

The room was quite big and comfortable. There were many cooking utensils and coffee, tea, sugar, available for breakfast. Bathroom was spacious and staff was very friendly.
Housekeeping was on and off, somedays they took our towels and forget to replace them or do not leave toiletries while others they cleaned dishes and replace coffee.

The room was big with nice bathroom. Enough storage, lots of daylight and comfy installed kitchen.
The room overall was nice but it was freezing. We asked to fix the heater. At some point they did, but it didn't work for long. There was warm water in shower. Not hot enough.

Mint House at 70 Pine has a great location—close to many attractions and convenient for getting around. However, our experience as a family traveling with elderly members was very disappointing.
The biggest issue is that it doesn’t operate like a normal hotel. The arrival/check-in process is difficult: you enter a building that feels more like a shared residential space with different activities, and there is no staff support to help with luggage. We had to carry all our bags from the street, through the building, and all the way to the room on our own, which was exhausting—especially for older guests.
Inside the room, there were also basic “hotel” things missing. There was no phone in the room to contact the front desk, and overall the experience felt more like a rented apartment than a hotel stay. We found it stressful and not comfortable, and it was hard to relax.
I wouldn’t recommend it for families, travelers with lots of luggage, or anyone visiting with elderly guests.

Great location for downtown Manhattan (Wall Street and Financial district). Spectacular art deco building - most noticeable in the ground floor areas. There's a big supermarket in the basement, and plenty of good places to eat nearby. There's several nearby metro stations, one of which has an entrance right across the street.
Comfortable, spacious room (once we sorted out the slightly confusing temperature controls). Fun fact: it included a working vinyl record player.
Super friendly staff that tried really hard to help us out with the water issue (see below).
Our room was on floor 6, and the shower temperature was marginal. It got a little better on the third request to improve things, but it was never hot - apparently it's a problem with being on the top floor. (Water pressure was fine, and the shower otherwise great.)
Room temperature control is super confusing.
Instead of a room key, you get given a 6-digit code to memorize, which was. little tedious - it's needed in the lift, too.
We were given tokens for drinks in the fancy restaurant on the ground floor, but they only work for cocktails, not wine.
Even though the kitchen items were washed up for us, we never got a replacement for the pour-coffee pouch.
But these are minor. It was a great place to stay.
