My Rosegarden is a lovely, cozy home away from home, located on a quiet street in beautiful Richmond, San Francisco. Breakfast is beautifully presented on fine china (and delicious) each morning. The home is tastefully decorated, the bed is comfortable, and the owners are warm and friendly.

Everything! Very cozy, felt like a home, decor was perfect and the bed was comfortable. The breakfast was great and Kathleen made everything from scratch! Even went overboard and made be GF overnight oats and GF yummy egg bites.
Parking is limited. The location is safe.

Kathleen and Steve have a beautiful B & B, both the interior and exterior. They are such kind and welcoming owners. The breakfast presentation was lovely and the food absolutely delicious. What’s great about the location is its proximity to parks and restaurants. Walkability factor is terrific. We totally recommend this B & B. We have stayed there twice and plan to return.
If a problem arose, usually minor, Kathleen was quick to rectify any concerns.

The location was really great. It felt safe and was an easy Uber ride from where we wanted to go. We had to leave early on the third morning and did not have breakfast, and asked for fruit. A bag with fruit was left for us.
I don’t enjoy leaving these reviews but I wish I knew these things before staying. The room has a shared patio, you must allow their two dogs to come and go through the small room as needed. Dogs were cute, but felt awkward without forewarning. Key had to be asked for and wasn’t given as is customary when renting a room. WiFi was working there for 1 of the 3 nights. Then breakfast ( which was a gift card because owner was out of town) did not cover two small breakfast bagels and coffee. Table beside bed had candy wrappers in it and was simply not clean.

LOVED the Rosegarden! We had an amazing private room with a comfortable bed and plenty of room for two. Nancy made the best breakfast and was a joy to chat with. We will be back!

- The food was excellent.
- The beds were some of the most comfortable I've ever slept in.
- The staff were friendly and helpful when they interacted with me.
- The decoration is spectacular.
- There are many many many books if you need something to read.
- There are toys for children to interact with.
- The response time to my questions / communications was lackluster. I sent questions just less than a week before the stay was due to start via booking.com messages, email, text and phone call, but did not receive any response until the morning after the first night's stay.
- The check-in is confusing. Each bedroom can easily be locked from inside the bedroom using a dial lock. However, each bedroom door has a keyhole on the outside and it is not obvious where to find the key for the bedroom to lock the bedroom door from outside the bedroom. So, from when I checked in until whenever I received a response from the owner the next morning, I did not know what to do with myself since it did not seem possible to lock my belongings in the room I was staying in. This was quite anxiety inducing, it meant that I couldn't in good faith meet up with my friends that night, and was a sour start to my stay in San Francisco. I did find out the next morning that the keys are available on a billboard in the kitchen of the property and are colour coded according to what room you are staying in (red room has a red key, violet room has a violet key, etc.), but this was not obvious at all. You also have to trust that existing guests do not take a key that is not for their room because there is no staff available most of the time (the only time I saw staff was at breakfast time). Speaking with the guests staying in the other guest rooms during my stay, it seems that they also were concerned about this issue with keys and just assumed there were no keys to the rooms. i.e. The other guests only found out that there were keys to lock the rooms from the outside because I told them they existed. This should not have happened - i.e. we all should have been told either in advance or on arrival.
- There is no heating for the bathrooms. I found I had to wear socks to walk on the cold floors of the bathrooms.
- The main light in the green room is very flickery.
