Bedding was clean and room was clean. Onsite parking was a must. Cool vintage feel.
There were stains on sofa and curtains. The lack of appearance of cleanliness of the furniture was much different than that of the remainder of the room/property.

The man who checked us in put us on the bottom floor to help us with our infant's stroller due to their elevator being broken.
Where to start, There was severe damage to the room. The light fixtures were broken and hanging down. There were holes in the shower walls, and the walls and floors looked very dirty. They haven't been vacuumed in a long time. There weren't enough power outlets to accommodate my family's needs for electricity. I requested early check-in and they approved it at 6am and when we got there the check-in woman practically screamed at me saying no one can check in until 3. She's was very rude about it. But she did let us park our car there till 3pm for check in. Why offer it if you're not going to honor it. The parking itself is so tight that it's easy to ding someone else's car. Thankfully I watched all my kids get out but if I didn't I know some cars would've been damaged.

Nice safe quiet location just off Lombard Street in Pacific Heights - just walkable to Wharf area. 2 double bedroom on 1st Floor was large and price of property, for San Francisco, reasonable. Parking ok, though depends on occupancy rate of hotel, whether easily available.
The room was for 4 people. One chair. This room could easily have had a small table and a couple of extra chairs, which would have made this room at least 1 star higher. The breakfast room was small, standing only and not much on offer. Toast, cereal, juice and coffee. Just better than nothing. We struggled to find reasonably priced food close by, the best option a Safeway about .6m away. Apparently, San Francisco city has banned all fast-food chains from the area, so no McDonalds or like anywhere.

The breakfast was included. Cereals, toasts, porridge, coffee, tea, orange juice, hot chocholate were fine for us. But there are no seats. The surrounding streets are charming.
Lift was out of order. The number of parking plots is limited, although we always found one.

Nice clean rooms. Comfortable and enough space, with style. Extra table is very convenient.
Breakfast area is way too small. If more than 2 families come to breakfast it gets crowded, eating section fits 5-6 people standing. Others - have to eat otside or get food to the room.

Ideally located to walk to the likes of Fisherman’s Wharf (we even walked there and back to North Beach - 23,000+ steps that day!) - and only a 20 minute drive to the Golden Gate Bridge. Complementary parking most welcome! “Continental” breakfast ditto.
It would be great to be able to check in prior to 3.00 pm - but this is pretty much the “norm” nowadays, since the advent of Covid, so this is no singular criticism of the Capri!

Exceeded expectations - rooms were large, bathroom contained all the needed amenities, breakfast was mostly plentiful, location is excellent, rooms on 3rd floor have a bathroom skylight
Check-in was quite emotionless, breakfast pastries and coffee ran out on some days and weren't replaced even after an hour, fridge in the room is loud, could have been warned about the construction starting at 7am when checking in
