Location and history. The beds we comfortable.
Very out dated furniture and carpets, bathroom was newish. Lamps did not work in room and no fridge or microwave.

We liked the staff who were very friendly. It was a no faff stay. The pictures were not the room we got. It wasn’t massively more modern but relatively clean and cosy. We stayed just one night for an event and it was fine.
There was a brown mark on the toilet roll.

The location suited me
I was woken up at 4:30am by a couple who arrived in the room next to mine banging the door and started to have sex. After I asked them three times to be quiet I spoke to the concierge. He spoke to them and the couple said they would leave, which I found very suspicious as it’s not a normal response from customers who’ve paid for a room. After 10 mins they started again so, around 5:30am I decided to leave the hotel as I could not sleep with that noise. When I returned the key, the concierge asked me if they had left. I found his question very strange, as a hotel would not normally expect their customers to leave in response of a noise complaint. Something strange was definitely going on.

All reception staff were friendly and honest/helpful. Parking on site was only £5 (though not mentioned as an extra by Booking.com. Bed linen and towels were clean. Bathroom had at least had some attempt to modernise. Close to the amenity we had tickets for (Walkable distance). Very close to the high street which had a great range of places and cultural experiences to eat/dine. A Weatherspoons nearbye for the less adventurous. Price was cheaper than some places around the same area and for one night was manageable, if not in any way inspiring.
Arrived at the hotel to find someone slumped over the sofa in the lounge who looked dishevelled and under the influence of substances. Questioned by staff to see if we were paying guests or Council (so wondering what issues some of the residents were there for). Beds hard and non-matching bed-linen on all 3 beds. Blinds damaged and no curtains at the window. Bedside lamps damaged and not working. Newly refurbed bathroom but toilet holder pulled off wall and bath plug did not stop water. Communal areas scruffy and well in need of upgrade. I'd grade the property as one or two star maximum. Not sure that the property is a great advert for Booking.com.

Given the previous reviews, we weren't too surprised about the bad quality of this place. However, we can confirm that it is at the lower end of "acceptable".
You can see and feel that this house used to be a glamorous, grand hotel. However, these golden times are over - probably for a couple of decades already. The rooms are very run down and filthy. Even though the bed linen and towels seemed clean and washed, the whole interior with dusty curtains, stained walls and worn out carpets just made the beds seem suspiscious and uncomfortable, too. The bathroom wasn't clean, we found hair on the toilet and the shower was still wet. On top of that, the staff seemed totally overwhelmed with handling the chaos. Homeless people are staying in the house and it seemed like they didn't know which room was occupied and which wasn't. Upon our arrival, the receptionist couldn't remember their booking.com password - luckily, after a while, he believed me that I had paid online. When we returned to the hotel past midnight, a different man sat at the counter who didn't know we had checked in already. For no reason, he treated us like enemies, despite the key card we showed him. After all, I'd stay here again - for 9£. Certainly not for 90£.

Rooms were clean, bit need modernising, new blinds curtains ect. Passage carpets need clean. Repairs need to be carried out, there was bare wires from the rose on the main light in our room.

An old school hotel that reminded me of staying in a Dungeon.
Cold, damp, wasn't hospitable and was asked to pay an extra fiver for car parking although the entire car park was empty so left it on the public road for free.
