Loved this hotel! I was traveling with my brother. They have a room that has two separate bedrooms in one room - cheaper and nicer than having to book two rooms. All of it was clean and well maintained. Breakfast was worth it. And the staff was friendly and accommodating. And great location, off the beaten path but just a five minute walk from the Tube station.
The bathroom could have been bigger. But it's an old building. The room was worth putting up with it.

In general, this was a great place to stay. The bed was comfortable, the ventilation was good, there was a lovely lounge downstairs, and breakfast was delicious. Also it was so handy to a tube station and good restaurants.
My only complaint was with the bathroom. The tub was so narrow and sloped that it was hard to stand on flat ground to use the shower head. The tub didn’t drain properly, and the sink was really tiny.

Terrific location one block from the subway and a few blocks from Kensington Palace and huge park. Also close to Portobello Rd. Good restaurants an easy walk away. Hearty full breakfast included. Quiet and comfortable rooms in stately older building.

The hotel was very clean, with comfortable rooms and bathrooms that were clearly well maintained. The staff were friendly and attentive throughout our stay. The garden was lovely, and the cat was such a charming bonus ❤️
Breakfast was generous with a good variety of options. The area was peaceful, yet conveniently close to the metro, Portobello Road, and Hyde Park. Highly recommended!

Location. Garden area. Wide stairway with wood rails. Coffee tea available. Breakfast was broad selection and good. Great access to power for charging devices.
One side of the mattress felt lumpy and uncomfortable for the patron.

Been here so many times. Absolutely unique place; great chef! Comfortable lounge with piano and as a pianist I was particularly pleased. So sad that it is up for sale. But difficult to run even a non profit under the current circumstances. The building infrastructure needs a major upgrade. Hopefully it will continue as shared accommodation, with the new buyer. It was a Déjà vu for me as a former owner of The Hyde park west Hotel (85 bedrooms) in Pembridge Square; now one massive house!
My bed was terribly lumpy and I was jet lagged.

For the price, this hotel is an incredible value and its location truly couldn’t be better. The garden is a hidden gem, beautifully maintained and wonderfully peaceful. The room was clean and very comfortable, making it easy to relax. Both breakfast and dinner were consistently delicious, and the complimentary coffee available all day was a fantastic bonus. I sincerely hope this hotel never closes! I’m so glad I discovered it.
It would be even better if there were more breakfast options available, along with a wider selection of juices offered at dinner.

Such a wonderful place to stay - a haven in the midst of London. Lovely room, great breakfasts, wonderful staff and a fabulous friendly atmosphere. Will definitely be back!!

It’s kind of dated, could be cleaner. Carpet was a bit dirty in my room, elevators could be cleaned more.

Excellent hotel in an excellent location. This is not a fancy boutique hotel but an old fashioned residence that felt like stepping back to 1940, in a good way. Hotel has a laundry available to guests, a lovely private outdoor garden, and a perfectly good breakfast. Very close to Notting Hill Gate tube station and Queensway and Portobello Road. Yet so quiet and pleasant.

The staff was very nice and they even let me check in a little early after a long overnight flight. Breakfast offerings were great and I loved the coffee machine. A nice location as well.

Location location location. Staff were friendly and tried to clean room each day but they need to redecorate the rooms which are furnished with college dorm room furniture. Not acceptable
See above. Also after I made my booking I received an email advising on one of the days of our stay they were going to turn off the water from 8am to 6pm. That is basically the whole day. I didn’t want to have to find another hotel at the last minute so we were quite frustrated with this turn of events. Furthermore they didn’t offer any kind of discount for the loss of water service. Thus they do not operate like a hotel and to be honest we didn’t know from the listing on Booking.com that we were booking accommodation that was not really a hotel. For a residence it is probably pretty typical in its condition and amenities. But it is not a hotel and it should NOT BE LISTED with hotel comparables on the Booking.com website. Extremely misleading. Further the price is based in large part on location which is excellent but that doesn’t make the property into a hotel or justify them charging hotel like prices.

I could easily write a book in this hotel - it’s that calm and cozy. It truly felt like a home away from home. The staff are exceptionally friendly and always ready to help. The breakfasts are wonderful, and Gigi the cat takes her duties very seriously. We would be delighted to stay here again the next time we’re in London.
