I loved the location of the Roseate hotel, walked for 15km both days and it was the perfect place to return to and relax. The room was beautiful and the shower and bath excellent.
The only negative thing was that the people above me could obviously hear the TV in my room, even though it was on 18% volume level. Possibly something to do with the noise transmission in an older building(???) I don't know. I noticed that they were thumping around above me and then I received a phone call from the front desk to ask if I could turn the TV down. I offered for them to come and check the volume of the TV to show that it was actually very quiet but they declined. I totally understand that the staff had to do something if the people upstairs were complaining but I was kind of miffed about it because I was the person below them who had been putting up with them thumping around in their room above my head and I didn't complain, because I know that older building are not perfect and that's what happens when you stay in hotels with people staying in the room above you. However the people above me were obviously a bit precious and not realising that a bit of give and take is needed.

Great location, next to Paddington station. Guys at the reception were very helpful.
Not sound proofed. You can hear people walking and talking in the adjacent rooms and rooms above.
We stayed for one night as we were traveling further by train. The day we were leaving the boiler broke so no hot water till we checked out.
But the worst thing was when a housekeeping staff entered the room while we were having a nap ignoring Do not Disturb sign!

Comfortable spacious suite in quiet location with view over the tree lined private road. Location was excellent and within easy walking distance to Paddington and Lancaster Gate stations and Hyde Park. Delicious cooked to order breakfast. Friendly and helpful staff.

Sadly not a lot. The beds were comfortable and the staff were polite and helpful. That’s it.
It is very tired and so overdue a refurb. If it was £150 I would accept the quality but at £460 the room was appalling. The carpets are not clean and the corridors smelt stale, it actually smelled like stale smoke. The room was an executive twin and described as luxurious and spacious. It was neither. There was so little room you could only walk around the twin beds and they were pushed together so tight they may as well have been a double. The bathroom was beyond shabby and tiny. The tiles were cracked, the shower head was so old and the silicon around the top of the tiles was so thick it looked like it had been applied by a five year old. To top it off for that £460 there was no breakfast included. They put on a discretionary service charge of another £20 to take probably the worst room I have stayed in in a long time to a total of £480. I had them remove it as it was already a total rip off.

The location was great close to paddington station close to the Kensington park
The cleaning staff were extremely loud , smashing the doors talking loud in the corridors. The first night we got a room in the highest floor it was very small but yeah we said we would just sleep there however the next morning at 7:00 am we woke up from garlic frying smell and the sound of metal being beaten. When I checked it was the elevator which was making these sounds . We requested for another and got it the reservation staff was friendly and helpful. The other room had the issue with the housekeeping staff being loud and again we were forcibly woken up but this time by water sound. Apparently the guests next door were taking a shower and the noise was as if we would be flooded. After calling the reception coz we thought it was a leakage somewhere they send the engineer who checked and disappeared and was never seen again with any information. We found out ourselves that it was the next door shower. The furniture especially the sofa/chairs were worn out and old might need a new cover .
