Can't praise this hotel enough. Friendly and helpful staff, excellent service. Great location. Immaculate clean room and a building with lots of character and history.

Disappointing
Nothing
The fact I was charged a (refundable) £25 for the room... never ever been charged an additional fee in any 'hotel' I've stayed in around the world.

Pleasant
The location view was very nice as it’s next to the Sefton park
And the staff were very helpful and nice.
Place was also spotless.
The location is isolated in a way so nothing was close including shops
Also the place has no elevators (as it’s heritage) so luggage can be a problem especially that the stairs are small and not comfortable

The breakfast was freshly made and very tasty. The room was spacious even with a rollaway crib for 2 adults a teen and a baby. Location was a short drive from downtown Liverpool. The hotel itself is cozy and welcoming. I loved how comfortable and relaxed it was. We would definitely stay again!
The only issue we encountered was that the room didn't have a mini fridge (the baby is on breastmilk and I pump so we needed to store it somehow). When we asked the front desk they were able to store the milk for us so the only issue we had worked out just fine. Thank you for accommodating us!

Very Good
- Very nice restoration and use of a Victorian Property in a Park setting
- The building has an interesting history
- Nice patio to sit out on a warm evening; drinks available from the ground floor bar
- Convenient parking
- No lift / elevator. Difficult if you have large or heavy luggage

Pleasant
Cooked breakfast was good. Location opposite Sefton Park was pleasant and convenient. Bed was comfortable.
No fruit, yoghurts or cereals laid out at breakfast, and the tea & coffee were left in a flask so not fresh.
In our bedroom only the bottom half of the large sash window opened but slid shut by itself, so had to be propped open. Wall paper hanging off in the shower room. The room faced a busy road, traffic noise all night.
No mention in the details of the steep steps up to the hotel entrance.

Wonderful
How close it was to the park and the nice view from the room. The receptionist was really nice and friendly
Just a few things. Mainly maintenance needed. Light in bathroom need fixing as it was loose from the wall and the light didn’t work properly. We could not open the left window in the bedroom think new paint at some point had caused it to stick tight shut

Disappointing
Great location.
Room far too small. Hot water cutting off. Bathroom door wouldn’t close properly. Had to be slammed shut and adjacent rooms complained about the noise.

Location is lovely
Paying normal prices this would be good value for money hotel but we were there for grand national weekend and can’t blame them for the increase in price. Just good business decision.

The staff were lovely, comfy beds and I had. A bath
Quite a few stairs to the room with my dodgy knee

Good
The electronic device at the reception desk for summoning local taxi services.
The walls of the stairwell are adorned with photos and newspaper cuttings concerning the early Beatles.
Excellent breakfast.
The absence of WiFi and broadband connection for the TV.

Good
Location and comfort very good.
There was one aspect that we found annoying. This was the demand for a deposit of £25 for possible damages .( I realise that this was mentioned on the booking confirmation). There was already damage to the bathroom in that the door catch ( a bolt ) was broken and although it could be closed it could not be opened without the aid of a paper clip. In addition the door handle had at some time smashed a hole in the wall behind it.
There were no towel rail or hooks on which to hang damp towls and no shelves in the shower to put soaps etc.
