Location and breakfast were excellent. It was clean and ok! Some of the staff were absolutley fabulous, smiling and doing everything they could to help. It was surprisingly quiet.
Some staff were not so amenable. Our room was small and a little like Harry Potters room under the stairs. Totally understand it was an ok room and I should have checked the room specifications but when travelling from the other side of the world (usually have a large suitcase) and staying for 4 nights it was a little cramp. Suggestions to help - some hooks to hang jackets. Again happy to help by reusing towels but.....there has to be a facility to hang the towels to dry in the bathroom or the bedroom

Very good value - while I see others have had noise complaints, I found it very quiet on a Friday evening, with no noise from the neighborhood pubs. Tremendously kind staff, a solid breakfast, and all the basics you need.
Bed was not the most comfortable (I tend to like softer pillows, these were quite firm) and quite warm even with the window cracked open. Not a dealbreaker - again, for the price, it was very solid for an overnight.

Central location in Glasgow. Perfect location for shops, the park, the museums and the university.
No parking. We knew this ahead of time and were able to find street parking overnight, but it was a slight inconvenience. You also need to check in and have breakfast across the street.

Disappointing
The location was good. The rooms were clean and the beds were comfortable. Haidryers, kettles, etc were provided which was helpful. Rooms at the back of the building were must quieter.
The one thing that we were not at all happy with was the rude receptionist. In the early part of the day there was a receptionist who was brilliant. She was a delight. In the afternoons and evenings, the receptionist was clearly not interested in the guests, made them wait while he did other things and was rude on occasion.

The location is very convenient. I also really liked our room, it had a nice street view, lovely bathroom and the bed was very comfortable. Staff was also nice and friendly.
The breakfast is nice, but a bit modest considering the price and they have run out of some items quite early.

Wonderful
breakfast was amazing; the room was spacious and clean; the staff was very helpful and friendly; and we loved being able to open the windows in the room !! We would stay here again - for sure.
the weather was warm while we were in and with the windows opened (which we loved being able to do), we listened to folks at the restaurant/ bar across the street until late at night - this was a bummer. this is not the fault of the Guest House though - they cannot control "happy people" having a good time, but something to keep in mind.

Great location, terrific staff! Bathroom newly remodeled, but floors not clean and mold present.
The smell. The smell of the carpet in the halls and common areas was overwhelming. Carpet in room did not smell but was filthy and not suitable for bare or stockinged feet. Definitely mold present and overall could use some deep cleaning and a few improvements (painting, ceiling repair).

The room was tidy. The guest house is centrally located. We were able to find parking. Breakfast across the street at the Hotel. Check-in was easy.
The room door opens into the bed. A bit of a squeeze to get into the room. Bed was okay. We stayed on a Friday night, and the Pub across the street was quite loud late into the night. There were holes in the main hall carpet. Could use a refresh which I think may be happening.

Location
The ground floor “garden view” room had one window that looked out upon a cement yard filled with trash barrels for all the surrounding buildings. The staff reneged on a statement they had made that I could cancel my room with 72 hours notice; after we were there they said the room could only be cancelled in full and only 48 hours prior to occupancy. The staff were not friendly and not helpful.
