the location is great, close to the main bus station, for meeting a tour group. (rabbie tours) could walk to the main train station.

The room was really tiny, just about enough for two people to sleep at night. Not enough space to move around, or even to spread the suitcases to pack or unpack. But it is a convenient location especially if you have a car, as there is road paid parking available. Ok for one night stop over in case you have to catch a train or flight the next morning.
Very very small room and bathroom and we had the basement room, hence carrying the suitcases down the stairs was pretty dicey. The guest house does not have a reception, but it is connected with the hotel across the street, which has a 24 hour reception.

Breakfast was excellent, served at the Hotel. Staff exceptional , very helpful in the restaurant.
The stairs in the guest house were very hap hazard . Also no glasses in room and no extra toilet paper

Excellent location for kelingrove bandstand.
The location of our room involved going down a flight of narrow twisting stairs, round a corner, then straight back up another flight of narrow twisting stairs.
