Comfy bed and room to unwind after a long day of hiking the city. Everything in close proximity of transportation or top touristy spots. Easy quick check in and out.
Hallway carpets were rather stained but after all that traffic...understandable.

Perfect location, close to Royal Mile, walking distance to the castle and other attractions, right next to the train station for easy travel.
The way to get to the rooms is a little tricky, you need to navigate a maze of doors and hallways.

Location
One lift was out of use and boarded up , supposedly getting replaced. The remaining lift was in desperate need of repair and sounded dangerous. The house keeping staff , builders , maintenance team with equipment and all their tools were using the lift alongside guests.
Our room took 8 hours to be converted from a twin to a double bed. It was eventually sorted out by 11.30pm.
We knew about the road works near the hotel, but nothing was mentioned about the refurbishment of the hotel.

The staff were very pleasant and helpful.
The temporary Market Street entrance should be better signposted as it is hidden beyond the steps. We failed to find it and had to go another route, which was extremely difficult for my disabled wife. The lift inside the hotel is ancient and very slow. We had stayed in the hotel about 10 years ago and had a wonderful evening in the bar. We were looking forward to doing so again but it was just awful. The room was cold and uninviting with hardly anyone in on a beautiful Friday evening. We saw lots of people approach the door, look inside and walk away, clearly not fancying it. The seats are so uncomfortable. There was a lady playing piano and singing on the floor above but you could not see her - really weird. We had been walking all day so just wanted to relax in the hotel. However, once we'd finished our drinks we left and found a bar outside.

Staff were wonderful and the hotel itself is beautiful. Great location and very comfortable stay. Complimentary bottle of bubbles, chocolates and drams in our room were a brilliant touch.

Excellent breakfast and lovely appointed hotel
Only 1 small lift for customers and staff so wait times were long.
Room not cleaned first day until after 4 when we were back getting ready to go out for the evening.
