Thought I had booked a standard room but it was a huge room with four poster bed, fireplace, sofa, bath, wet room shower. The night of my stay was during a storm but the shutters on the window kept out any noise
Personal preference but I thought the shower could have been hotter.

Nice big room, well appointed. Nice view over garden. Nice small boutique hotel, very near the venue I was visiting, and close to Arthurs Seat.
Breakfast was very good.
Beds were comfortable.
Smart TV was nice to have
Nice bathroom, with heated towel rail.
Provision of toothbrush, razor and such without having to ask was a nice touch.
Poor soundproofing, room was on the ground floor - and I could clearly hear people in the reception, the room next door taking, the reception bell ringing etc. This was disappointing, as I had a long day and wanted a rest in the afternoon, but it was constantly interrupted.
The room was a little let down by aging fittings, carpet and curtains could (in particular) use a refresh.
Wi-fi was poor, so streaming to the smart TV was a little spotty

Clean. Staff were polite and helpful but the bed mattress was long past needing replacement. No cooked breakfast, unfortunately. The location is not great. Tv was very poor it's internet tv and kept cutting out

bed comfy breakfast ok
the dirt and holes in walls the coffee machine was filthy and so was the lamps the extras crisps etc you pay for no price but 2 pound an item can diet coke or 7 up few free teas and coffee confusing 2 trays whats free and not free. boutique hotel needs alot of cleaning fixing and clear prices for extras in room and fridge 100 pound a night not worth it till problems addressed.

Close to transportation. The room was really small with a large chair and table which was hard to maneuver around. Also the window sill had plaster all over it, as if the room hadn’t been cleaned!

Location was good, and the room and area were quiet. Breakfast was fine, coffee was only ok. Staff were friendly and helpful.
No proper inventory for the mini bar, plus we didn’t receive sufficient sugars, milk etc on several occasions. Staff weren’t aware of how many items we should actually receive. Lack of handrails meant we needed to change our towels everyday, the bath towel was huge (which was good), but it was too big for the heated towel rail. Many fixings were loose. As the room was small it would have helped if there were more hooks in the bathroom and in the main room to hang things. There was a small vent in the bathroom, however the room became steamed up as it needed an electrical extractor. On one occasion our room wasn’t cleaned at all, staff apologized and gave us some necessary items, however this shouldn’t have happened. Apparently there was a change in staff, resulting in the issue.
Grout in the shower area and on the wall adjacent to the shower needed a thorough clean and there was some mould. Because there wasn’t a full shower screen (I.e. no door) the bathroom became very wet, and the water didn’t dry out.
The property is old and tired, not quite a boutique hotel, in our opinion the star rating should be lower. The price was high considering the quality of the room.

I absolutely loved this cozy little boutique hotel. I stayed in a single room and had the best restful sleep throughout my entire stay. The room was very quiet, and the bed was super comfortable.
The hotel staff made me feel right at home, and the breakfast was plentiful and delicious.
Plus, the location is excellent: Holyrood Park is just a 15-minute walk away, Edinburgh Castle is about 30 minutes, and the train station is 20 minutes on foot.
I’ll definitely try to book the same room the next time I visit Edinburgh. It was a wonderful experience!

The view from the room was quite nice (looking at the garden). The hotel was easy to find and it a somewhat central place. The staff was incredibly helpful and kind. Breakfast was included with our room and on the last day we had to leave 5am and they were willing to put together a breakfast bag for us :) The room/hotel was very clean.
Breakfast included with the room is ONLY cold breakfast, hot breakfast is an extra fee, this was not clear at the time of the booking.
The towel drier in the bathroom is DANGEROUS. It was so hot I brushed against it and I got a first degree burn. It can not be set to a normal temperature.
