Exceptional
The room and bathroom were huge! Loved the big soaker tub n the comfy bed. The fancy old school mansion style was also nice. Also enjoyed the breakfast. Location was just on the outskirts of the city center so it was nice n quiet but did require us to take a bus into the city center.
The TV was super small and kinda far from the bed. So definitely need to upgrade the TV to match the size of the room n maybe relocate it because the bed frame post was in the way also.

Beds and mattresses completely worn out. Unable to sleep properly with sinkhole in the middle. They put foam toppers to hide that fact, but these were dirty and had blood stains on them - see photos. Shower moldy and carpets dirty.

Great location lovely hotel . It was very cold in Edinburgh during our stay but the hotel and room was very warm and cozy.
I will certainly return here again
The window in our room would not open just to let in some fresh air. In the hot summer this might be an issue.

Wonderful
We loved the staff and breakfast! The location was perfect for is to walk to all that we wanted to do and quiet. Everything clean.
We did not like the bathroom, it was dark with the lighting and the shower needed new grout and the shower head kept sliding down when touched. The door was only on one side and didnt keep water from getting all over and the ground soaked so we just kept towels on the ground everytime we showered.

The room was comfortable and well supplied with tea/coffee making facilities. Beds were comfortable. The bathroom was clean and had ample free toiletries etc. Breakfast was Continental buffet style and was well supplied
We reported issues with the shower to management. Also an issue with a step hazard. Both were noted.

Close to transportation. The room was really small with a large chair and table which was hard to maneuver around. Also the window sill had plaster all over it, as if the room hadn’t been cleaned!

Staff was very friendly and helpful. We arrived to discover they had upgraded our room! Comfy and clean.
Continental breakfast buffet was excellent with tons of choices.
Loved that parking was right out front in their small lot.

Bed was comfortable, the room was fairly clean, nice big window. Breakfast buffet was nice. Alesis at the front desk was wonderful and made our stay better!
The shower had mold in it. The cover at the end of the bed had stains on it. No place to hang towels. No place to put two suit cases.
No help to get luggage up and down stairs.

Nice modern room in a classic historic building. The property was well-kept, very clean, and my room was very pretty and comfy! Reception staff were welcoming. Right near a major bus stop and decently walkable into heart of Edinburgh. Quiet area. Would stay again!
It’s not difficult to get into the center of the city, but you are a 25-30 min walk or a bus ride from it. Also, the breakfast was nice but I think overpriced. If I were to stay again then I would probably opt out of breakfast.

Great place, cozy room, great service. Liked the place.
They go out of the way to communicate. The main desk is out during night hours but they will make sure to warn and accommodate your needs.
The breakfast was basic but they take care of you.
Great for boutique hotel.

Staff were friendly and helpful
The bathroom had not been cleaned properly when we checked in. The “king sized bed” was two mattresses put together but of different levels! Rooms were small and tired with various notices all over. I would rate this a “Boutique Hotel”, more a motel to sleep over. Breakfast was okay, no hot food.

Wonderful
Nice large room. Comfortable beds. Wonderful view of the garden. Welcoming staff. Room amenities. Very quiet from outside and inside noise.
The shower. The shower needs a door or curtain. A large amount of water ends up on the floor. Or, provide multiple bath towels/mats.
