Beautiful hotel, location was excellent, 10-15 minutes walk into the city and plenty of buses etc. nice and quiet hotel at night for families.the staff were incredibly helpful and friendly. A very pleasant stay, our family room was nice and roomy and the beds were very comfortable

The location was amazing. Very close to the center of Edinburgh, only 10 minutes by bus.
The breakfast wasn’t something special but it was exactly what you need to start your day.
The staff was very helpful, answered all of our questions and also they provided us with new towels everyday.
The beds are in need of improvement.
Also the room , especially the bathroom wasn’t very clean.

Pleasant
Good value and quieter spot to stay away from the city centre. Would have been handy for climbing Arthur's Seat if I'd had the time and weather.
Tricky to adjust the window to stay open and get fresh air into the room. Needed to wedge it with something to keep it open.

Room was nice & clean with a huge bed. Tea/coffee & water supplied and a fridge in the room. Mini bar but was expensive if you took advantage of it. Breakfast was fine - continental, no hot food.
The hotel was a little way from the main city and parking can be a bit of a hit & miss. There is a bus stop at the end of the road.

Beds and mattresses completely worn out. Unable to sleep properly with sinkhole in the middle. They put foam toppers to hide that fact, but these were dirty and had blood stains on them - see photos. Shower moldy and carpets dirty.

This is definitely not a 4 star hotel.
Curtains hanging off the windows. TV not working. Net curtain too short for the window. Bathroom unclean. Cheap smelly carpets. Hairdryer attachment hanging off the wall. No hot breakfast.

Great location lovely hotel . It was very cold in Edinburgh during our stay but the hotel and room was very warm and cozy.
I will certainly return here again
The window in our room would not open just to let in some fresh air. In the hot summer this might be an issue.

Huge room, comfy bed, quiet, very good buffet breakfast and the staff were all lovely. The building is very attractive, I felt very safe on my own and there were many thoughtful details.

We loved the staff and breakfast! The location was perfect for is to walk to all that we wanted to do and quiet. Everything clean.
We did not like the bathroom, it was dark with the lighting and the shower needed new grout and the shower head kept sliding down when touched. The door was only on one side and didnt keep water from getting all over and the ground soaked so we just kept towels on the ground everytime we showered.

The room was lovely but chilly had to use the spare heater The shower was flooding the tile floor outside the shower which I found very dangerous especially if you fall
Me and my partner have stayed at the hotel several times before this stay and my partner always loves a cooked breakfast but there wasn't that. I partly blame my self for not checking but we didn't enjoy the breakfast it's to cooled for cold food
