You can tell the gentleman that works there is very invested. His number is personally posted if you have any issues. The property is going through renovations and I expect it to be even better once they are done. It was just a few minutes from the bus station which is very connected to downtown and all of the big tourist spots.
Room was a bit dusty. A mini fridge would have been nice. Overall, it was good for the price.

Great hotel. We had a family room as there were no more doubles when we booked which was huge, comfortable and quiet. Manager on reception was extremely helpful. Location was great and with parking even better.
Room was a bit cold, but this was probably because works were being completed on the hotel and the front door was open on occasion. The works on refurbishment had no impact on our stay which was great.

The location was about 20-30 minutes walk from roayl mile. It was not that bad and we knew it when we booked it.

.We were welcomed by a very helpful young man on the reception desk,his customer service skills. were excellent.He noticed we were carrying hanging luggage and advised us that the room we were allocated did not currently have a wardrobe(the hotel is being renovated)He very kindly upgraded us to the best room in the hotel!! The breakfast choice was very good and the staff were most friendly and helpful.We were staying in Edinburgh to attend a funeral ,but would definitely choose to stay here again under happier circumstances.

The hotel was on a nice quiet street but also still easily walkable to all the attractions. The desk attendant, Alessio, was very informative and helpful.
There was some obvious dirt on the wall and the bathroom floor had some buildup, but overall it was clean and a perfect place for us to stay.

Even though our stay was very short, we had a really great experience. The room was lovely, cozy and clean. The hotel is in a great location, very close to the city center.
One of the highlights of this hotel is definitely the staff, who were always welcoming, helpful, and attentive to our needs.
The breakfast was abundant and very good, and the lady who served it was kind and attentive.
A special thanks to Alessio at the reception, who was truly friendly and made us feel very welcome.

Poor
Staff threw away my belongings after we’d checked out after a few hours rather than putting into lost and found. Music played from 7:30am, very loud. Total waste of money

Gorgeous spacious room, hair dryer took 20 seconds to dry my hair (amazing), lovely big bathroom behind the “secret door”, staff were great, breakfast was lovely.
The window shutters seemed a little broken (didn’t affect our stay) everything else was lush.
