Very Good
We received an upgrade to an apartment. It was luxurious but we were only there for a couple of hours so a bit wasted on us. Staff are lovely and very friendly. Like the 20% discount in the Huxley. Location is perfect for Airport Airlink and trams.
Breakfast is in the Huxley but doesn’t start until 8am which was far too late for us. Had dinner in Huxley which was poor. However on our last stay we had the Huxley breakfast and it was lovely.

Excellent location! Staff were very helpful in storing our luggage before and after our check-in. The apartment was beautiful and so tastefully decorated. Around the corner from awesome restaurants and in walking distance to everything we wanted to see and visit.

We absolutely loved staying in the one bedroom apartment. So spacious and comfortable. I highly recommend it to anyone traveling to Edinburgh!
You will absolutely love the location. Right in the middle of everything. The staff is amazing! Well done Rutland!!
A bit more expensive than I normally pay but, again, no regrets and 100% would stay here again!!

Wonderful
Well laid out beautiful apartment with everything you may need. I am usually not into apartments but this was really spacious and luxurious, with great bedroom on the quiet side. Free tea, water, tea cakes - nothing was too much!
I missed a hand held shower (there is only rain shower), and the waiting time at the breakfast restaurant can be on the long side during the peak hour (it is a-la cart).

Wonderful
We were upgraded to one of their appartments on arrival which was beautiful. The appartment was quite despite the building work on the Caledonian Hotel opposite. Breakfast at the Huxley was fab and included. Location was excellent with views of Edinburgh Castle from the Huxley and opposite the Johnny Walker Experience.
Nothing.

Pleasant
Staff were lovely. Great location
Facilities weren’t great: Doors wouldn’t stay open without a door stopper, towels had holes and rips in them, rooms were dark at night (lights were poor), rooms were constantly hot even though heater was off and temperature wasn’t hot outside, rooms weren’t super clean, no full length mirror in property. I expected a higher quality property for amount paid.

The position was perfect with easy access to the trams and easy walk to the attractions .The Huxley restaurant on the ground floor provided great food and drinks .The decor of the hotel’s public areas and rooms was lovely .Above all it was spotlessly clean and the staff were very friendly and helpful .We loved this hotel and will stay there again when we next visit.
Initially i was concerned at there not being parking however the NCP carpark is very close and you can drop off and pick up bags at the hotel so you don’t have to carry your cases to the hotel so it really isn’t a problem at all

Location was great but still very quiet despite being city centre.
Seating was very low and a bit awkward to get up from.

Wonderful
The design and decor of the room was classy yet vibey. Everything was neat and fresh. The location was about a 15 min walk to the castle but it was a nice way to explore the city. It is called "hotel and apartments" because they also have units that have 2-3 bedrooms with a kitchen--like apartments--for longer stays or if you're traveling with family.
The entrance can be tricky to spot because it looks like an entry to an apartment building rather than a "hotel". There is an elevator to the 2nd floor only (where there are rooms) and then you'd need to carry luggage to the 3rd floor rooms by stairs. Not a huge deal unless you have heavier bags (and many of them).
