The Rutland Hotel already has excellent reviews and a high rating on Booking.com, so this is a hard review to write simply because we only stayed for one night and checked out early the next morning.
The hotel is made up of stylish apartments along a beautiful old street, with large traditional Edinburgh townhouses converted into boutique accommodation. Check-in is at the top of the street near Princes Street, and the apartments run down Rutland Street. I’ll upload a couple of photos because the style is classic Edinburgh and really charming.
I had originally booked a deluxe room, but when we arrived (on 23rd December, which makes it even more impressive), we were upgraded to an apartment suite — and it was absolutely huge. High ceilings, loads of space, beautiful, fun, artsy décor, and a massive bathroom with both a separate bath and shower. I was genuinely blown away. We only paid £240, which felt incredible value for what we got. So grateful to the hotel for the upgrade.
The location is outstanding. It’s right beside the famous Caledonian Hotel, and you get views of Edinburgh Castle as soon as you walk around the corner. It’s a quieter part of the city, yet only a 2-minute walk to all the busy areas, shops, bars, and restaurants.
For parking, there is an NCP car park about 500m away which is cheaper, but I parked on the street instead. Parking is free overnight (6:30pm–8:30am, and on Sundays from noon–6:30pm), which was really convenient.
I absolutely loved our stay and would come back in a heartbeat — if you can ever get a booking, as it always seems to be full!
Honestly nothing to dislike, everything exceeded expectations.

Fabulous location. We stayed during Hagamany and had the best view of the whole town with fireworks from the room (had to request specifically). Short walk to both old and the new town across from the Johnny Walker experience. Hotel restaurants were superb.

The staff at The Rutland Hotel & Appartments were very friendly, polite and helpful.
Our apartment at The Rutland Appartments was large, spacious, comfortable, and beautifully decorated. We loved the wallpaper in the living room. The kitchen was well-equipped.
Our only dislike was the use of white LED lighting in some appartment’s areas.

The location of the hotel is fantastic. All the main attractions are 10–15 minutes walking distance. The hotel building is pretty historical and beautiful. The included Breakfast is in a pretty restaurant at the first floor where you can enjoy a very fancy meal and Edinburgh’s morning beauty through the big windows. Our room was clean and beautiful, very spacious.

The room was terrific. It was clean, spacious, nicely decorated, well-equipped, with a lovely radio and a fantastic view of Princess Street. The bed was comfortable and every day we got a fresh still/sparkling water. The location is central, so it's perfect to go anywhere in Edinburgh. I loved sitting on the window seat. If you want a coffee or something to eat, you don't need a jacket; you walk down to Huxley. The staff were very accommodating, and we appreciated that they allowed us to store our bags after checkout.
Since it's near the main street, it can be quite noisy from traffic. The first night was rough, but then we got used to it.

Superb location and superb experience throughout. Upon arrival we were greeted with a free room upgrade to a one bedroom apartment. This apartment was gorgeous, huge and super vibey. The staff were most helpful, polite, offered fantastic recommendations and the location was ideal as a Homebase to explore Edinburgh for a few days. 10/10 would recommend!

I got upgraded to a one bedroom - it was one of the best hotels apartment experiences I’ve had. The fireplace was awesome and I slept more comfortably than I have in a while. The location was central to all of the tourist attractions and everything I wanted to see. If I come back to Edinburgh I will stay here again 10/10 *****!
