The location is excellent and the rooms are tastefully decorated, with good facilities throughout. But the real highlight is the staff: friendly, helpful and genuinely kind. That goes for the Rutland itself, as well as for The Huxley (the group's breakfast spot) and the Understory bar. Add good food, good drinks and comfortable beds, and you have a winning combination.

Couldn't have made a better choice for our Edinburgh trip! The location is great, within walking distance from the main sites, but on a street that is quiet - good for exploring the city during the day or in the evening. The apartament we stayed in was huge and decorated in good taste. We had all amenities needed, plus slept comfortably in the bed. Check-in and check-out happened at the reception desk, and our receptionist was a gem, very friendly and welcoming.

The location is perfect near the princess street garden and with good local cafes around , the apartment was spacious and clean and the cost was reasonable for Edinburgh prices.Also, each rom have an odd decor which was creative and fun.
the windows were outdated and we struggled to how to manage them but the staff were helpful with that.

Stunning apartment! Excellent location within easy walking distance of the tram and about 15 min from Grassmarket, Victoria Street, & Royal Mile. The attached restaurants are all very good and the 20% discount to them was an awesome perk.

The location was perfect and near the tram line back to the airport. The room was incredible with many personal touches and the bed was very comfortable. We enjoyed all our meals at the hotel, both breakfast and dinner. The Kyloe service and food were outstanding and the Huxley was so comfortable it was difficult to leave. The view from the hotel showed both the Edinburgh Castle and the Nelson Monument visible in the distance.
