I love everything about this hotel! The location is in new Edinburgh and easily accessible to everything. The staff is so friendly. Upon checking in, the rooms have welcome chocolates and music playing. Loads of restaurants nearby. Beautiful updated and modern furnishings

Amazing room, a view, every little detail in the room. Sparkling clean. The breakfast in the cafe connected to the hotel (The Huxley), a lot of options, all taste perfect, and the staff is very friendly. We also went to their bar a bit further the road - nice and quiet, 20% off on food for the guests. All in all - we loved our stay!

The apartment was spacious and luxurious. All rooms were large with all the amenities required.
The room wasnt ready when we arrived, 50 minutes after the check in time. Jilly (very helpful and friendly receptionist) apologised and offered us two complimentary drinks from the in-house bar (The Huxley) whilst the room was being cleaned, we enjoyed our drinks and waited another 30+ minutes. Disappointing that the room wasnt ready when we arrived and we still had the normal check out time.

The location is perfect, and the staff were most welcoming and helpful during our stay. The room is spacious with a good view of the street, and the bathroom was satisfactory. Besides, we enjoyed the hotel restaurants and the bar which offered us generous guest discounts.
In retrospect, the door at the end of the corridor connecting the stairs closed with an alarming bang sound each time someone went through it. Maybe the door closer needs some adjustment in terms of the swing/latch speed. This did not create a problem for us since we were always exhausted in the day from sightseeing and fell asleep deeply at night, otherwise it would have been disturbing.
Also the bathtub was a bit slippery and we had to take extra caution when standing up and getting out.

Excellent apartment in a great location. Very well fitted out with high quality fixtures and all mod cons we needed.
The night receptionist on a couple of occasions couldnt answer basic questions about what time the in-house bar closes etc. Minor complaint.

The staff was super friendly and helpful. The room was beautiful, well-appointed, and comfortable. We enjoyed the tea/coffee in the room, and tea cakes! It was very easy to access the tram to the airport, and right near everything. Would definitely stay again!
It is on a noisy street (Princes Street), but with ear plugs, it was no problem at all!

My wife and I stayed at the Rutland for the final 2 nights of our 8 day vacation that started in London. The apartment we stayed in was a masterpiece of interior design that just made you feel elevated to a very high standard of leisure and comfort.
