The central location. It is roughly 15 to 20 minutes from the castle entrance and close to all the restaurants. Big rooms. View to the castle (but limited, and only from some rooms)
I think the property is overpriced for what it offers. It feels more like serviced apartments than a proper hotel. There is no lobby or communal area, and the overall facilities are below average, especially considering the price we paid. However I should say the rooms are new and very spacious.
Breakfast was served at a nearby restaurant that appears to cooperate with the property (it’s attached to the building, no need to go out if the building). Although the food was very good (ordered from an à la carte menu, not buffet) , on both mornings we waited approximately 45 minutes from ordering until we were served, which was completely unreasonable.
For this budget, next time I would prefer to stay at a 4-5 stars hotel instead.

It’s a wonderfully quirky place in a fantastic location and it’s a real one off. Such a lovely change from staying in run of the mill corporate style hotels. It has bags of character.

Location, room and staff were great
Maybe a bit pricey, however it was peak season and the Tattoo and the Fringe were taking place at that particular time so it was to be expected.

The room was above expectations, lovely size, very cool AC was perfect
Third floor room lift only went to second floor, a maul with the case I should have asked reception to take it to the room.
The bathroom and shower was to a high standard but the water pressure was just OK

The view from the room was stunning… We stayed in the castle view room. Location is very convenient to reach major sites. The breakfast is served in the Huxley cafe downstairs which serves limited but very good quality dishes.

So much to like: great location, renovated rooms that keep the local style, super-friendly, helpful staff. There is a breakfast restaurant, cocktail bar and steak restaurant in the same building where you get 20% discount as hotel guest. Included breakfast is generous and order from à la carte menu. I rarely rate places as exceptional, Rutland was perfect for the weekend getaway

Location was great. Many restaurants nearby. Staff was helpful and brought extra pillows when I asked. Breakfast is not included, but was very good at the adjacent restaurant where we got 20 percent off.
A little more worn around the edges than we expected from
the pictures and description. I expected more elegance for the price we paid. The hotel is right on the street so you are looking at buses and people going by, but there was excellent sound proofing so we didn't hear street noise. The floors squeaked.

Everything!!
We were greeted by the nicest man with a happy smile. The room was beautiful and spacious. Treats were offered! Such as a nice « congratulations » desert for our anniversary- thank you!
I had requested a flat pillow and there it was - thanks so much.
Wifi was excellent, location top and we even got complimentary drinks at their bar.
A wonderful hotel with lots of little details to please visitors. We will obviously always stay here!

Incredible room with large shower and bathroom. Comfy bed, fancy treats in the room. Air conditioned. Feels special. Extraordinary location near restaurants, New Town and Old Town. Our biggest regret is that we only stayed one night!
Price is somewhat high, but it's justified by it's location and quality.
