Perfectly located for my needs. Short walk from the bus station and a 10 minute walk or less to the royal mile
Only drawback is no lift. But staff is very helpful and accommodating. When I expressed difficulties going up several flights the immediately found me a room on the first floor.

Pretty convenient to city center
No elevator and we were on the fourth floor.
The room was extremely warm and needed to ask for a fan to be cool enough to sleep at night

We have Stayed here before, and the location is right in the heart of Edinburgh City Centre!
I didn’t like the Very Small Bathroom, as it was a bit of a Struggle trying to find enough room to move around at times.

Bar area cute. Staff great. Is a terrace at the back. Think they put events on and it’s for hire. Rooms clean. Staff sorted issue with room asap.
Room at front was very noisy. Next to main road with tram. Staff sorted though.

The location was perfect to explore the city. We visited as we had tickets for the last night of the Tattoo, hence the room was quite expensive as the Fringe festival and the Military Tattoo were on at the same time

Great location, with very spacious rooms.
Staff are excellent, couldn’t fault any of them however special thanks goes to Bogdan for all that he done to make my Aunties birthday night away a special one for her.
From check in to check out there was not a single negative point.

We had a flat on level -1 – perfect for a one-day stay. Close to everything. In the morning, it was possible to buy a very tasty breakfast. We are satisfied with our stay.
We don't have any major complaints. Perhaps something would bother us during a longer stay.
