Offering stylish bedrooms, an on-site restaurant and bar, The Roseate Edinburgh is set over 2 Victorian townhouses, on opposite sides of the road, in Edinburgh's West End. This recently awarded 5-star property is located within 550 yards of Haymarket Railway Station and 15 minutes’ walk from central Edinburgh. The rooms offer free WiFi and private parking is available. The Roseate Edinburgh was built in 1852 and still has many original features, including open fireplaces. The individually decorated bedrooms have Egyptian cotton bed linen, an LCD flat-screen TVs, tea/coffee trays with home-made shortbread and private bathrooms with free toiletries. The Suites include features such as 4-poster beds, freestanding copper roll-top baths in the bedroom, or sweeping views over the Edinburgh cityscape. The Dunstane Restaurant and Bar hosts all-day dining and daily afternoon tea, as well as gin and whiskey tastings. It serves a great selection of ales from some of Scotland’s micro-brewers and has over 100 types of whiskeys and over 30 different craft gins. It also has a food menu with local, seasonal Scottish produce. Edinburgh Airport can be reached after a 15-minute drive. There is also a bus stop opposite the property, which provides bus links to the airport and the city center. All Rooms & Suites prefixed with ‘House’ are located in The House Building. 35 elegantly designed, luxurious rooms with handcrafted beds and fine linen, 17 in the Roseate building and 18 in the Roseate House building.

The attention to detail with the staff is amazing! Such a warm and inviting place.
The location of our room was on the bottom floor in a basement. The room was small but they did do their best making it very comfortable and with a lot of extra details.

The staff were very helpful, the hotel is in 2 different buildings opposite each other. The room was very comfortable albeit compact. The bonus was there was a lovely conservatory that guests could use with access to the garden. Very pleasant stay.

Beautiful hotel, very welcoming member of staff on arrival.
we were invited to book breakfast on our first morning of a 2 night stay. 8.30 am table confirmed at check in. On arrival the following morning there were actually no tables available. We were asked to sit at a sofa and take drinks while we waited, not ideal but also not terrible for a short wait. 10 minutes later, no drinks, no communication, and there was also another guest already waiting ahead of us like this. It was apparent that none of the occupied tables were even close to being finished with their breakfasts (either still waiting to be served food or food just arriving) so we were forced to leave and find breakfast elsewhere. 2nd night's stay we were woken up at 5.50am by a member of the hotel staff trying to enter our room! he was actually trying to remove the safety latch with his fingers through the door, unbelievable! apparently someone had requested an early check out from our room no? not us. all in all I had high hopes from a luxury hotel, however not a great experience for us.

Incredibly comfortable room and bed, lovely staff, fantastic bathroom and toiletries and a generous breakfast.
Some of the staff, although very kind and sweet, sadly didn’t seem trained or comfortable doing their jobs. Orders at breakfast were taken wrong twice and the bar staff seemed very awkward, slow and unsure making relatively basic cocktails / drinks. At the steep price per night / per drink - the overall service and product needs to be absolutely impeccable. A little disappointing overall.

The location is great, and the main building is stunning. Staff was extraordinarily attentive.
The secondary “House” building has subpar rooms. For sure not 5 star worthy. Rooms are noisy (water/toilet pipes, creaking floors, can hear people talk in other rooms). The room is small, can barely walk past the bed. The bathroom was so so with a shower in the bathtub, fine but that’s not 5 star or luxury.

Great location, helpful and friendly staff. Downsize is that I think for the price, the food options and quality could be better. The room was very comfy but there were stains in the upholstery, so little details could be improved considering it is considered a luxury location.

We were in the building across the road and if I knew that I would not have booked this as we didn't feel like we were cared for like we would if we were in the hotel,I had ordered a birthday cake for my friends 50th birthday for us to arrive and it was forgotten about,they gave us 2 drinks to make up for that,but felt it wasn't good enough,don't think it was worth the money paid,however rhe bed was super comfortable and slept great.
