Very aesthetic building, beautiful modern suite. Location is very central.
The pillows were very lumpy and duvet extremely thin, renewal required. The steam was out of order.
Serving staff within ‘The Parlour’ extremely rude and dismissive during our attempt to have breakfast. QR Directory within the suite advises breakfast is served 9am-11am when we arrived (10:30am) we were declined service by the staff, they advised I had read the information wrong. When I brought the directory to the managers attention she assured it was ‘al a carte’, it did not state this and she agreed and assured she would have the miss-print edited.
Breakfast included within price and refunded due to this mis information and un-informative staff. We checked out of this establishment starving and disappointed.

Wonderful location, view was perfect.
One staff member was very judgemental, left me feeling awful. Hot water didn't work!

Nice staff, great location, beautiful lobby.
Rooms and spa were outdated and construction lead to challenges in comfort. Elevated noise, poor temperature control, cold water, dysfunction in alarms. Out of order saunas didn’t help and the changing rooms were not adequately restocked with shampoo and conditioner.

Excellent location, friendly staff
There was only 1 lift operating 2 were out of order so delays getting to and from the bedrooms was timely.
The heating was not working in the room on the 2nd evening so I was provided with an electric heater.
You could not shower as there was no hot water either as we discovered on the morning of departure.

Lovely hotel but…… only one small lift working and with hotel being full this was rather annoying especially when having other guests with prams, luggage etc and queues forming. Apparently this has been a problem within the hotel for a while but you would think that for December when the hotel is fully booked the hotel would prioritise repairs to the other two lifts.
Do not expect to come back to the hotel after being out and about all day and have a drink in the bar before dinner, turns out you need to book to have a drink, staff were not particularly helpful and could have offered an alternative when we asked but ‘alleged’ hotel manager on duty at reception was extremely unpleasant. Please note that when checking into the hotel, reception staff never mentioned that you needed a booking to have a drink at the bar but did mention that the bar opened at 5pm, why not advise your guests at this time?
If you are a smoker you are advised to smoke at the left hand side of the entrance but no facility to dispose of smoked cigarettes, surely the hotel can afford to have something available for cigarette disposal.
Good points rooms were lovely and clean and warm with excellent bedding and room amenities. Breakfast was fabulous and plenty of choice, we were a group of six and everyone was delighted with the breakfast choices and how lovely the staff were in the dining room.
Great location and handy for Christmas markets and Princess Street etc.
Only one lift working,

The building/architecture and location - the 2 reasons I picked this hotel. Also, because is part of Hilton - but this hotel is faaar away from
any Hilton standars we usually found around the world.
Many reasons for NOT:
- the room is small (we had a king superior) faced to a building in construction
- there is NO minibar in the room. Really, guys? In 2025???? For a 5 stars??
- no sleepers in the room which nowdays is a basic level even for a 3 stars
- the breakfast restaurant was a mess: we stayed in line 15 minutes waiting to be seated, the personnel was taking the time not interested in being more efficient, no explanation about ordering from the meniu, the buffet options extremelly limited: scrambled eggs looking gross, few sausages and ham - no greens or salads, no bread, no cheese selections:(. Very very very poor!

Such a shame I have to review this property so low.
The building itself is so beautiful but that’s it.
I booked this hotel for part of my wife’s 40th birthday because she has always wanted to return to Edinburgh. Out of all the places I could have booked I chose here. Such a mistake. I’d like to point out this is the first in all my life negative review I’ve ever written.
We booked on a 2 night Dinner/Bed/Breakfast basis and paid full in advance (rather a lot of money) and informed the hotel beforehand it was my wife’s 40th.
As soon as we arrived we went into the bar entrance instead of the main entrance by error it was dark cold and late, we had travelled from Shropshire. The bar staff looked at us as if we were aliens and asked us what we were doing. I informed them we would like to check in, and they pointed us to reception.
Once at reception, the receptionist mentioned it was a special birthday and my wife said yes it was. She then said we would like to give you a complementary breakfast? It was at this point things started to go downhill. I advised her we had booked on a half board basis and pre paid in full. 20 mins later they confirmed we did. We then asked if we could go to the restaurant for dinner (which we had paid for) to be told we will call you and let you know. It was already 8:15pm. My wife had to ask where our room was and for directions to it, whilst I parked the car. No help at all with valet. Not a 5 star establishment.
20mins later we were told we could dine at 8:45. So we make our way down to the bar for a quick drink. 6minutes it took for the barman to acknowledge us, please note the bar was not busy at all. By this point we had to take our full drinks into the Restaurant as we didn’t have time to drink them.
The Restaurant if I could give it 0 stars I would and it would truly deserve them, trust me. Please spend your hard earned cash somewhere that deserves it. We were shown to our table by I assume the Maître d. At this point looking back we should have walked out.

Location is just about only thing that is going for this place. Room service food was decent and quick. Thats about it.
Very cold rooms, fairly run down, wind blowing throught the windows. One lift, and a very slow one, have to wait long time. SPA is a joke, sauna very small, swiming pool cold, fairly untidy and run down with very ubrupt and unfriendly staff. Smell of smoke in the room.

Disappointing
Location
Feels there is no identity to the hotel. Food was average. Staff very rushed of there feet,so many small things were being missed. Staff knowledge was poor as on two occasions we asked about the functions in the hotel. But the reception could not answer basic questions on age requirements and times. Made to wait over twenty 20min to be seated for breakfast. The worst room I’ve ever stayed in at this price point, drab, depressing,, no view, unused Smell, fan could be heard all night. No porter on arrival taxi driver had to enter hotel, no porter on exit at 5am receptionist had to come up to room to help with bags. One occasion we used the pool during family time my children we told off by a grumpy staff member, who again were unaware children could use the jacuzzi with adult supervision. We confirmed this after at reception.

Fair
The hotel is beautiful and well located, and the room itself was spacious and nicely presented.
Unfortunately, the experience did not meet five-star standards. One of the beds collapsed and remained unusable overnight, there were hygiene issues at breakfast with multiple dirty plates available, and the check-in experience was handled unprofessionally. The lack of meaningful follow-up after raising these concerns was also disappointing.
