It was within a comfortable walking distance to the tourist attractions
Not as pictured. Barely room to move around for 2 people. Bed and pillows were extremely uncomfortable, room was dirty, sheets had stains, wifi was so poor it wouldn’t stay connected, the room smelled musty. Shower body wash and shampoo were cheap and damaged my hair. I feel I paid way too much for what I received and want a partial refund for this horrible experience.

The best thing about this location is the house manager Carroll. She was very welcoming and pleasant. The building itself is also very nice.
The owner has a policy not to hold bags on departure more than 1 hour. We asked for 3 hours while we walked around in town and were refused. We were instructed to go to the bus station to store our two small roller bags there which was a big inconvenience since we weren’t going to that location. It really seemed strange for such a small request.

The staff was very friendly and helpful. The room was comfortable. The location was perfect.
The traffic noise was pretty bad. Nothing the hotel can do about it.

We thought the property itself was just ok but weren't pleased with the location. We spent another night at a different guest house which was in a better location at a lower price.

Location - close to Holyrood park and nice restaurants in Newington. A nice walk from south bridge // excellent breakfast, friendly staff

Location
The room felt quite dated, and there were several issues that made the stay uncomfortable. The toilet made random electrical pumping noises, the shower head was floppy and couldn't be positioned properly, and the water pressure from the taps was extremely poor. Tea and coffee facilities lacked basic decaf options, and the curtains were thin, let in too much light, and didn’t close properly.
Parking is limited and awkward—you have to leave your car key if you plan to go out, which isn’t ideal. Breakfast was underwhelming with limited hot choices that weren't served hot, and the tea and coffee had to be replaced as they were only lukewarm.
Overall, definitely not up to 4-star standards, especially for the price being charged.

The location
I booked the room months ago I paid it on time but the property didn't send me an email with the information on how to access the key or how to access the room. I had to send them an email asking for all this information. Also, in the booklet of the Ben Doran Guest House that can be found in the room with the information of the property, in 'Transportation' it says literally 'please ask at reception if you would like us to order you a taxi' I rang the bell at reception asking them to order a taxi for me and they told me that they didn't do this service. I was very disappointed with the staff.

This is a beautiful property, every room has charm…the high ceilings, fireplace, staircase. Breakfast was delicious, with amazing service. Our bed was so comfortable. The location is right across the street from the bus stop, convenient to any destination. The owner was gracious and very helpful, making us feel welcome. We loved it.

Good location within easy walking distance to the city. Large comfortable room, Facilities good with free tea and coffee available at all times. Friendly staff, good system for key access with individual key box codes. Breakfast adequate, described as full Scottish but didn’t have bacon, black pudding or haggis. Free on site parking and wifi.

Nice period property with many original features. Clean and tidy
Rather dated decoration. Very basic and disappointing breakfast. Nasty sausages, shop bought and packaged pastries, only an hour each morning for breakfast between 8-9 which is too early when you’re on holiday. Basic coffee choices (black or white only) nothing more.

We phoned on the day of check in to see if we could check in early and the owner was fab and let us in the room around 2 hours early. The location is fab, the staff were very friendly and helpful and the room was clean.
The only things that brought down a top rating was the "full Scottish breakfast" wasn't even a third Scottish breakfast. No bacon, no tattie scones etc. the lighting in the room was lacking. Thankfully we only needed it to get changed and into bed but there was more light from the moon coming through the window than the light in the room.
The beds were unbelievably hard and very uncomfy which made it difficult to sleep. No complaint made to the owners as these are things which cannot be rectified for my stay. And not a complaint now .. just wanting others to know.
