Exceptional
The location was fantastic. Close to everything. Rooms were big and very Comfortable beds. Bar/restaurant was beautiful and breakfast was very tasty. Staff could not have been more helpful.

Breakfast was great, highly recommend! The bedroom was ok, next time I would request a room NOT on the ground floor. Vibey, cute space!
The sheets were very scratchy. The lamps in the room didn't work so it was very dim in the evening. Ground floor room not preferred, the alley way was very loud in the mornings.

Wonderful

The room was clean and well decorated. The mattress was exceptionally comfortable and a good amount of sturdy pillows which is rare ar so many places. In room amenities of robe, towels, Nespresso machine, tea and coffee, water, mini fridge, and plenty of outlets.

We received a warm welcome from staff upon check in. The room was lovely and comfortable with great amenities! Absolutely loved the breakfast and it was great to have one of the best bars in the area just below us—however the sound didn’t carry up to the rooms at all. The ambiance was delightful.

Pleasant
The breakfast was just phenomenal! The best egg choice and quality I've experienced, including unique combinations with Huggies. The location is very convenient, close to transport and attractions. We really appreciated the coffee machine and fresh milk in the fridge every day!
It was very hot! We had to keep the balcony door open all the time and it was only breathable because it was raining and 18 degrees outside. If it was hotter, we would not have survived. Moreover, outside is loud which is not great when opening the window is the only ventilation choice. The bed was not a queen bed as we requested, but two single beds moved together, and the thin connecting mat on the top was too small and kept slipping off and creating wrinkles under the linen. The room itself was clean, but the stairs up were sticky and stinky.

After the first night the next morning when it was cleaned. I am home now went through everything in my bag and it’s not there.

Location was great for us. The room was a good size. It was very clean. The space was charming as it’s above a restaurant and bar. The breakfast was delicious!
It was rather hot this week in Edinburgh (80+ degrees Fahrenheit) and the room did not have air conditioning. There was a nice Dyson fan that helped but it was still pretty toasty.
The room was also on an alley so we couldn’t leave the window open really as people were constantly passing by and heading to the pubs. I could imagine that it can get quite loud out there but fortunately we weren’t kept awake. :)

The room was dark. I could hardly see anything and since it was on the ground floor with a window on an alley, I didn't want to open the curtains. The mini fridge was over-stocked. It was weird to walk through a restaurant & bar to get to reception and the room.

Disappointing
The location was nice and the restaurant on site was great. The staff were also fantastic.
There is no check-in or lobby or elevators. You have to carry your bags down and up stairs and through the restaurant. It’s not accessible at all. Also there is no AC and the rooms are very hot. If you keep the window open, it is tremendously loud from beer bottles and bar patrons, and the room fills with cigarette smoke from below. Without fresh air, the fan doesn’t help too much. The hotel itself is also horribly loud - you could hear slamming doors all night and made it very hard to sleep.

Room was well appointed and included extra spoils. The packaged breakfast for us prepared very early was very appreciated. Location was a little difficult to find but convenient once located. Parking was outlined in booking instructions but links didnt work and hotel only replied several days later, after we had checked out
We requested a room with an additional bed for a 3 year old - a pack and play was provided which wasnt useful. Rooms were not close together as requested and were very hot. Hotel is located in an area that is very loud, drunk people singing and dogs barking all night

Slightly out the way for my elderly mum as we were arriving by train into Waverly station.
No lift but we were on the first floor so not too bad.

The facilities and bedroom were excellent. The location is great.
The staff were very slow. Waiting staff were very slow at taking/renewing drink orders.. It then took 50 minutes for us to get our breakfast.

Wonderful
The room was exceptionally clean and comfortable. The food and drink was fantastic and the breakfast was very well presented with good quality items.The bar staff were friendly and the cocktails were amazing.
Some members of staff could have been a bit more helpful for example we asked for directions as didn't know the area and felt staff could have been a bit more helpful but on the whole staff were good otherwise
