Very Good
The location in the city. Its informal vibe. And particularly the staff.
Because of a large construction project, early morning garbage collection a permanent machine in the window of a building across a narrow street, it was noisy.

Lovely staff, great location, good breakfast
Noise from.the air conditioning unit. Maybe because we are not American but this was totally unnecessary in Edinburgh.
Noisy building contractors - early in the morning. This is beyond the control of the hotel but was not conducive to a good nights sleep

Beware if you cannot climb stairs. The hotel does NOT have an elevator

Staff were great! Even lent us an umbrella when we were caught out.
Cocktails were lovely
It was quite warm for Scotland so the room was a little stuffy when we arrived, but they had provided a fan for us to use.

Really lovely staff. Very friendly. Nice choice for breakfast. The iron, straigtners & hairdryer in the room is an added bonus. The room also had a fridge.
Temptation of eating/drinking the fancy goods in the romm, but these are not free. If you didnt think to read all the cards in the room you could end up with a hefty bill at the end of your stay without knowing it.

Staff very helpful and friendly. Food was good quality and value. Rooms had great facilities
We were woken very early by bin men and workmen. About 7am. We couldn't open our curtains due to this being right outside our room which meant it was quite dark in the room getting ready.

Friendly, welcoming staff. Bar and restaurant lovely. Breakfast was included which was not expected but very much appreciated. The room had everything we needed.
Too many snacks for sale which took up valuable space for our own personal items. Wardrobe not big enough to fit regular size coat hangers and no where else to hang my husband's suit ( we were going to a wedding). Very noisy outside with bins being emptied and noisy late night revellers plus early morning deliveries . We hadn't realised the window had blown open so obviously much noisier so be mindful of that although the room felt stuffy when closed (probably why they have the small air conditioning unit) .
You couldn't keep curtains open as anyone walking in the street could see in, not a particularly great view. No light by the mirror and no natural light so applying make up wasn't great.
The location itself was good for our plans and we did expect some evening noise but this was more than we had prepared ourselves for.

Really trendy boutique hotel and great location. Friendly staff and great restaurant. Breakfast was exceptional. Room was small but perfectly equipped with mod cons.
On arrival it’s not pleasant to have to walk through a busy bar/restaurant to check in next to the kitchen. Walking in/out of the entrance to the rooms you are immediately at the kitchen serving station.

The hotel was very good. The staff were friendly and helpful, the room was clean and comfortable, and the overall experience was excellent. The restaurant was very good as well. There is no lift, but it was not a problem for us. I would definitely stay here again.

Staff were amazing and easy check in, clean rooms and very quiet even above a bar, very close to playhouse walking distance from everything
There were no tea/coffee in room no kettle, everything else in room you had to pay for no complimentary items at all which yiu would find in many hotels very poor in my view

Excellent location. Nice decor and comfortable and modern feel about the bar and restaurant. Very nice breakfast. Huge comfy bed. Nice shampoo etc. big fluffy towels and robes. lots of snack choices to buy.
Pillows were too high and hard.

Location was great, staff lovely, food and drink choices fab and rooms well furnished with fluffy towels, fridge items and hair dryer and ghd straighteners
Backed out onto a side road with nighttime revellers, early morning bin collections and building work
