Excellent location if you want to be near the train station and the Old Town. Some street noise (which was expected), but we were lucky to have a room on a high floor, so that was not a big problem. The room was a decent size, with all appliances functioning properly. Lots of stairs everywhere; not a problem for us, but those with mobility issues should take notice.

The staff were excellent and friendly and the location was good. There was good functioning AC. The general standard of cleaning was good and the public areas were nicely presented.
We had booked the most basic of rooms (Junior Double Room (Internal Rooms)) and paid £1139.55 for three nights so £379.55 per night. To put this in context we had booked the room a year in advance as it was Fringe / Tattoo so knew availability would be tight and costs higher. We had booked though Booking.com as this was much cheaper than booking direct.
However, for £379.55 per night I expected more than the box room that was our bedroom. I suspect the room had been a single with a double bed placed in it. There was only 8 inches on my side of the bed, so no room for a proper bedside table or lamp. I was constantly hurting myself trying to get in and out of bed and ripped a toenail on one occasion.
The door to the room didn't fit the frame so light came in from the corridor all night and sound travelled freely as we were right next to the elevator. In fact, the notice on our floor didn't even identify our room as even being on the floor!
The bathroom floor had cracked tiles and there was plenty of loose and flaking grout. There was mould around the mirror surround. Strangely the sink counter was set very high and my wife (5') found it difficult. There was a tiny television that was not really of use due to its size. The telephone didn't work and was permanently lit up so we unplugged it.
The view from the window was of a fire escape route heavily covered in pigeon droppings and many air conditioning units. The cables and pipes for our AC unit ran, and hung freely, behind our curtain.
The room reminded me of those very tired seaside hotels that have not enjoyed any real investment but rely on their 'charm and quirkiness' to attract guests. I feel taken advantage of having stayed here.

The scones for breakfast were old and dry. The waitress said they were fresh. If they were fresh than they were the worst aliens I’d ever had.

Breakfast was good. In general, the food was good. The staff was very accommodating.
I paid over €500 per night for this hotel which was worth at the most €150 a night. The shower was a nightmare. The tub was a slip and fall disaster waiting to happen. The stairs required to get up to and down from the first floor were an extreme challenge for an older person with mobility issues. The lighting in the bathroom was absolutely horrible for trying to put on make up. I’ve never paid this much for a room in my life, and frankly would expect a lot more for my money.

Location, right on Princes Street opposite the Scots Monument.
Wonderful views of the city out of the windows.
The staff were surly, unfriendly, everything was an effort.
The room was clean but definitely needed some TLC.
The windows barely stopped any of the outside noise from coming in.
The blind in the bathroom was hanging on by a wish and a prayer.
The toilet was a macerator type which was unbelievably loud when you flushed it so you couldn’t use it late on for fear of waking the entire floor up!!
Do not visit Edinburgh in August.
We went for the Oasis gig, the fringe was on and the tattoo so the cost of staying there was astronomical.
We had to pay nearly £1700 for a four night stay that in real terms should have been less than half of that.
This didn’t include breakfast either!!!
We paid for breakfast on the first morning thinking it was easier than going out and trying to find somewhere.
Big mistake.
The food was awful, cheapest ingredients going, the tomato sauce was watered down and made me feel I’ll for the rest of the day.
For the rest of our stay we went to Marks and Spencers cafe for breakfast a short walk up the road which was cheaper and in a different league to the rubbish previous.
We had a room on the first floor but it was opposite to the linen cupboard that the housekeepers were using so it was very noisy outside our door first thing in the morning, constant doors opening and banging shut.

Great location, very close to the train station. The staff was very friendly. The bed was comfortable and the room clean. The breakfast was English style, which my wife and I really enjoyed. Very close to most of the city's tourist attractions.
The entrance to reception has stairs, which can be a problem for those with reduced mobility (or heavy luggage). There's only one elevator after reception, which can be a bit slow at times. Our room overlooked what appeared to be an office, so we had to keep the curtains closed for privacy. Furthermore, the room was quite noisy, even at night, as there was construction nearby.
