Very Good
The staff was very friendly. The location was great.?
The elevator/lift did not work most of the time. I was on the 6th floor and had to walk up 6 flights of stairs several times. The hotel should have offered some sort of discount for the inconvenience but they did not.

The location was perfect! We were at several Fringe shows. Access to restaurants was excellent. Good bar. Friendly and helpful staff . We have stayed here a few times.
Could have done with another lift but I appreciate space was not available. It's a well established hotel and very comfortable.

Very Good
The hotel’s charm lies mainly in its historic appearance and character, and its location close to so many attractions. We had dinner one night at the restaurant and it was excellent. The breakfast was of consistently good quality. Housekeeping was excellent. The bathroom was very good; no issues with hot water, shower pressure, etc. The staff were all kind and helpful except for one.
No air conditioning. We had only a fan and, some nights, it was uncomfortably warm. I don’t believe that the listing description mentioned that there was no air conditioning. Bath amenities were minimal. There was no closet as shown in the listing photos, just a rack with hangars. That seemed rather second rate. Late into the night there were noises of traffic and revelers, and loud construction noises next door and trash trucks could be heard as early as 6:00 am. The first night we asked the Front Desk person for some late night dining recommendations, but she simply referred us to Google. One would think the hotel would maintain a list of nearby establishments for such a case and have some knowledge of them.

Wonderful
The location and the history.
The lift was broken the first two days. Had to walk up several flights of stairs. Mechanism on the fire door in the hallway needed replacing. Slammed every time someone went through it.

Wonderful
I ordered a Dinner, room service and enjoyed to breakfast buffet. Both meals were wonderful! The dinner, I over ordered, but ate everything.... So delicious!
The elevator was out of order...I had read about it on the review. I was hoping it would be fixed before my arrival.

Disappointing
No elevator to Lobby with a flight of steps and then main elevator out of order
Bathrooms antiquated, old bath tubs that were very hard to get in and out

Fair
Location is excellent, friendly staff, room with a view of Scot Monument, decent size.
Was told room is renovated but didn’t feel like it. Bathroom facility is subpar.
Breakfast is mediocre
Coffee in dining room is too weak
Too many stairs, not wheelchair accessible.
No lobby access for drop off and pick up
Overall the property feels stale. Needs an upgrade.

Location
Rooms were very small , elevator out of order so for a 75 year old waiting for a knee replacement with a heart problem this was a problem and could have been disclosed as we booked the same day we arrived
Expensive for that we got

Clean, location.
There is no elevator at the entrance, so traveling with large suitcases is not convenient going up to reception; the elevator is on the 1st floor.

Location was amazing. View was a lifetime thrill.
I needed secure wifi for one transaction, but your free wifi was all I could have, according to the person at reception. The fan in the room didn't keep up with the hot weather. Opening the window meant hearing folks carousing on the street. I know the heatwave was not your doing. I was just uncomfortable.

Pleasant
Very classic hotel with good location. It was not in my plan to stay at the property but it’s due to my cancelled booking at close by hotel with no solid reason!
Although I have booked the room at last minute (may be its weekend almost fully booked) but unfortunately there was No refrigerator No A/C. Luckily the fan we have it the second night it was a big help.
