Pleasant
Great location. Staff very friendly and helpful.
The noise level in the rear where we were was too loud. No lift to the 2nd floor reception from the street. Interior looked worn and dated. Bed was not comfortable.

If I could give it a Zero I would, there was absolutely
nothing we liked about this hotel.
The hotel is considered a luxury because it is vintage, however I do not call luxury a place that has been there forever with no proper maintenance to charge what the rates are. The most expensive through our trip and the worse hotel I have ever traveled to. It doesn't even compare to motels or hostels in Spain that have a lot more history and the rooms are beautiful. This place is located in a very nice area to visit but the hotel is not one of them and for a few nights, didn't have electricity or hot water and the room had a tub that was super high that can be a problem for anyone that might have knee issues or other health issues. You need a ladder to climb. The staff is not friendly and did absolutely nothing to credit our stay in any way. Everything is out dated in a tasteless fashion which should not even be considered as charming. Elderly ppl were forced to climb 6 flights of stairs because elevators were out with no one helping them, one couple my husband helped because they were in their 80s and the husband had heart issues. Our sheets had blood stains with staff claiming that they will change as if it was not concerning and then finding out that other guests also had blood stains. That is a huge health hazard and disgusting.
Putting cheap floors doesn't make it a charming place or adding a mirror to a room. There is so much more I can say and I wish Booking would have done their homework before showing this place. The worst place ever to stay at and I hold recommend adding that to your alert section so people do not waste their money.

Very Good
Great location offers quick access to airport tram or bus, Waverly train station and shopping on Princes and George Streets. Great views looking out across to Old Town and the Castle. Historic character.

Location is excellent. Just seconds away from The Royal Mile, right in fron of the Christmas Market. Breakfast was luxurious and abundant and not expensive, when you compare with what you get elsewhere. Bed was comfortable, toiletries and tea making facilities were available and more than adequate and room was spacious.
A wooden window kept rattling, which kept me awake most of the nights. Also window led into a dark shaft so I had no natural light.

The location of the property was amazing!
We had asked prior to our stay to have a room near the elevator due to my mother’s limited mobility. We were put in the room furthest away. We knew there was some steps to get to reception but we were also told we can press the bell for assistance to get our luggage up the stairs. We pressed the bell and no one came. Luckily I can carry the luggage up but just had to make a few trips.
We also had a man try to come into our room whilst we were in bed at 8.50am. Luckily the chain was on the door. I shouted hello and he quickly shut the door and ran off. By the time I got out the bed and got the chain off the door he had ran off. We went and spoke to reception and the lady we initially spoke to was lovely but then she got who I was assuming was the manager and she said it will have been house keeping. When I told her he hadn’t knocked and just ran off she said ‘well he’s a bit disabled’. This is not a response you expect to get from a manager of a hotel and our hotel room did not need house keeping as we were only staying the one night.

Wonderful
The beautiful dining room and comfortable lounge with window views of the park led us to choose to stay and eat there several times rather than search out other options.
The shower was very hard to figure out and therefore a wild temperature experience. The tub was great, however the very intense overhead light gave the impression of being on an operating table. Not as relaxing as I'd hoped.

Everyone says location and they’re right, but it’s also a nice hotel. I’m a typical stocky American and it was great. Staff is brilliant. Stayed there 4 nights of my 7 in Scotland and will be back. Hotel employees at the Front Desk will tremendous

Pleasant
The location is outstanding.
My bed was literally warped. They gave me a room with the rug pulled out, which was obvious from the debris around the baseboard. I also has the pleasure of having a crack in the wall and the paint appeared to he as old as the location.

The location was excellent; close to Old Town and New Town, train station and other attractions
The hotel is located on a busy street so the noise from the street is high plus there is construction next store that starts early in the morning. Access to the lobby is via stairs so hard for those to get luggage up.
