The hotel’s charm lies mainly in its historic appearance and character, and its location close to so many attractions. We had dinner one night at the restaurant and it was excellent. The breakfast was of consistently good quality. Housekeeping was excellent. The bathroom was very good; no issues with hot water, shower pressure, etc. The staff were all kind and helpful except for one.
No air conditioning. We had only a fan and, some nights, it was uncomfortably warm. I don’t believe that the listing description mentioned that there was no air conditioning. Bath amenities were minimal. There was no closet as shown in the listing photos, just a rack with hangars. That seemed rather second rate. Late into the night there were noises of traffic and revelers, and loud construction noises next door and trash trucks could be heard as early as 6:00 am. The first night we asked the Front Desk person for some late night dining recommendations, but she simply referred us to Google. One would think the hotel would maintain a list of nearby establishments for such a case and have some knowledge of them.

The location was perfect! We were at several Fringe shows. Access to restaurants was excellent. Good bar. Friendly and helpful staff . We have stayed here a few times.
Could have done with another lift but I appreciate space was not available. It's a well established hotel and very comfortable.

Mainly the location and the bar area. Also the view from the bedrooms facing Princes Street.
The mattress of one of the beds was very bowed. The quilts felt lumpy and too hot for summer. I realise it is an old building, but they could increase the breakfast choices by having more fresh fruit, some cold meats as there are many continental guests. Honey on offer maybe and offer margarine and breakfast rolls.
I don’t understand the use of cheap toilet paper as guests just use much more of it. Nicer toilet paper would have been good.

The location and the history.
The lift was broken the first two days. Had to walk up several flights of stairs. Mechanism on the fire door in the hallway needed replacing. Slammed every time someone went through it.

Location
Called for a porter to assist with luggage, as there is a set of stairs initially. Gentleman that came down barely acknowledged me, carried my suitcase upstairs then went of chatting with other guests. Husband is in his 70’s & had to lug his own case upstairs.
We were there during the heatwave, could not open any windows and the fan they provided was totally useless. Room was a sauna!!!

I liked the location really much. The hotel was nice and clean. The staff was nice and kind.
The thing that pulls down my opinion is that the lift was broken throughout our stay. Being quite fit it was still tough to climb 4 cases of stairs. I felt bad for the woman with troubles walking that was climbing the stairs up to the sixth floor. If the lift had been working I would have given the hotel a five star review.

The staff were very nice and helpful. The location is perfect. It was clean and cosy.
The staff were accommodating in transferring me to a lower floor as the lift was broken.
They didn’t have decaf coffee in the rooms. The lift was broken and being disabled was exceptionally difficult to get up and down to the room despite being transferred to a lower level room. I was a bit niggled by the house keeping lady, who on my last day, knocked and immediately entered without waiting for a reply. I was getting dressed at the time and it was an unnecessarily embarrassing encounter for the both of us as I was checking out that morning and she shouldn’t have even been there until I had left.
