Wonderful
The location was great - super quick and easy from Waverley Station, new town shops and restaurants and easy access to the Royal Mile and old town. Rooms were quite large, easily accommodating 2 adults and luggage.
There are stairs to access the front of the hotel but that was clearly mentioned when booking - it is an older hotel and that is part of the charm of The Old Waverley

Pleasant
Fantastic location with regards to public transport and walking to the old city. Plenty of shops, restaurants and groceries close by.
Classy old style and generally nice furnishings. The double bed was quite small, but there were plenty of fluffy pillows.
Very nice and effective staff.
Sleeping was hard: it was very warm in the room (despite being 13 degrees outside) and the outside was so noisy that opening a window wasn't an option.
There was some construction nearby making this worse, but I could also hear everything happening in the hallway and other rooms. Some rooms might be facing a different direction and thus more quiet, but I think the location is generally loud. I was very grateful for my earplugs.
The heating wasn't on, but it felt like there was floor heating (due to the water leading to the shower I think) and the room was almost too warm to sleep in. In addition, the window faced a office building very close by, lit throughout the night - some sheer curtains would be nice, as you now have to choose between blocking all airflow with heavy curtains, or light+no privacy.

Poor
Location
The lift was out of order for 2 days. Breakfast was unpleasant. Very noisy back street in the morning.

Simple breakfast but correct. Friendly staff. The location is excellent!
The bed was small and not very comfortable. Breakfast could have more options to offer

The staff were wonderful, as well as the location for what we were doing. The hotel was grand and the space in our room was excellent, it was very clean.
The WiFi wasn’t very good unfortunately, there is a lot of outside work in the area just now so there were a lot of noises from vehicles on and off in the early hours. This is not a reflection on the hotel.

Fantastic stay. Room was great, the bed was very big and comfortable. Views were impressive and room was always cleaned in the morning. Food was delicious. Staff were super friendly and helpful.Train station across the road was a bonus. Willl definitely stay again and recommended to family and friends.
Only downfall was that it has a few steps to climb to get to Reception, as its not on ground floor and lift only goes from Reception up.

Pleasant
The location is excellent. The rooms have been remodelled and are nice. Our room had a very small door opening, one round window and not a lot of air movement and no view. Someone who had never used a blow dryer, drilled a hole in a drawer so that you could not take the hair dryer out but it was very difficult to blow my hair dry as it was not close to a mirror and I had to bend my head and my hair stood straight up! The elevator is very small and only goes to the second floor - lots of people with mobility issues had trouble with the stairs and getting luggage to the second floor. Burned out lights were replaced quickly and they brought us a fan when asked. As we were checking out another couple asked for a fan and they said they didn’t have any left! The breakfast for 30 pounds for two was very limited and not worth the price. We loved the location and it was very clean.
The blow dryer being locked down in a drawer was hilarious and completely useless. Does anyone steal blow dryers? The one round window in the room looked directly into an office building
Next door - there was no sheer curtain so the heavy curtains had to be closed all the time and the airflow in the room was poor.

Poor
Location. Bar staff we happy to supply us with a jug of iced water for our room.
Size of room and lack of AC. Very poor wifi connection in room. No complimentary water, was told bathroom tap water was ok to drink. Poor access from street ie no lift from entrance up to reception on 1st floor. Was not informed about building work going on in hotel plus building work going on in the next building which started at 7.30am.
