The location is the only positive thing
Unfortunately, I would not recommend this hotel.
I understand that early check-in is not guaranteed, but charging me just to leave my luggage after arrival felt unreasonable and exploitative.
The room and bathroom were extremely small, the mattress was very uncomfortable, and the heating was not working. When I asked about it, I was told they would have to turn on the heating for all rooms, which was strange as each room has its own temperature control.
The staff were also not helpful or welcoming, and I often felt uncomfortable asking for basic things like tea or coffee.
Overall, a disappointing experience, and I would not recommend this hotel.

Location was a bit outside of city, but that meant there was offroad parking, and the excellent bus services ran directly from outside property.

Nothing! We arrived Friday told there was no water. It would be sorted within an hour. So after traveling we couldn’t have a wash before heading out. Still none the morning after. We found our other guests there hadn’t had running water for 3/4 days!

Disappointing
Right next to the bus stop into town, with great connections into Edinburgh. Very easy to find. Nearby supermarket (Sainsbury/Asda) for essentials like soap, which they provide little of.
Room very cramped and poorly laid out. Felt very claustrophobic. Hard to find somewhere to put my glasses. Wallpaper peeling, with stains to both floor and walls. Bathroom sink not particularly good: either leaking or spilling out over the bathroom.

The room was small and with a carpet that we didn't dare walk without shoes. Bathroom was small with no extractor. I could barely bend in the shower. When we arrived there wasn't anybody at reception for 15 minutes and when they finally appeared they weren't really bothered about it even though we had been calling them.
