Everything was clean.
Their were no tea bags just coffee.
Their was only 1 towel would have liked a hand towel.
Did not realise toilet and shower was next to the room but saying that their was a note on door saying only for room 1 and it was nice and clean.
Bit of problem booking in as no one there.

The location: great accessibility to the airport and the city centre.
We did not find any bed bugs.
Nearly everything else. It was dirty, the bed had stains, there was some mold on the shower head, open electric cables, broken furniture, weird stains in the water kettle, the list goes on...
Also no communication, you have to call the owners numbers scribbled on the door in a very shady way. (Dial +44 instead of the 0 when you don't have a local cell plan)

Wonderful
We had a small, cozy room. It had a small ensuite bathroom. EVERYTHING was clean, meat, worked fine. We heard others not happy with their accomodations, but ours was just fine. Room was #7, back of building. Quiet and had all we needed.

Everything, the staff were rude, the place is very run down, the bedroom door lock was broke, the bathroom mouldy, the kettle was disgusting and the plug socket was very dangerous.

Couldn't get response re Self checkin. No reply to "Booking contact form". No reply to direct email. No answer to phone listed on website. Terrible at communications. Wall to rooms very thin. Shouting / screaming next door neighbours.

Location was on the bus line to the city centre
Extremely uncomfortable beds, pillow 1in thick, broken light hanging off the wall, broken bedhead falling off the wall, switches don’t work, failed to respond to any messages made well in advance through bookings prior to arrival. 2 chipped coffee cups!. A bit of scrappy paper on the front door with numerous phone crossed out of who to contact. Small pokey room.

Extremelly well located if you want to go to Murrayfield Stadium. Near bus stop for the bus to the airport is a plus.
The assigned "private" bathroom was located outside the bedroom, with a door that could not be locked from the outside. Even though they put a warning saying that no one could use the bathroom except me, I don't think that can stop people from using the bathroom.
A lot of noise could be heard from the bedroom, specially from the washing machines uptsairs that made everything shake.

Disappointing
Proximity to Murrayfield Stadium.
I specifically booked this hotel as it was advertised on booking.com as ‘with parking’ and because of its location near Murrayfield Stadium. This CANNOT be advertised as such, there are around 10 guest rooms, I believe, and parking for only 3 vehicles which meant when I arrived I had nowhere to park on the day of a concert at Murrayfield and then spent an extremely stressful hour and a half trying to find somewhere to leave my car that would be safe and not ticketed. Due to this I was delayed arriving at the hotel and there were no staff present, I had been given no prior instructions or communication as to how to locate my room or keys, or even gain entry, luckily an exiting guest let me in to the foyer. I then spent 20 minutes trying to get hold of someone to locate my keys and room and by the time I arrived at the concert I was over 2 hours late and missed the support band. The room itself is very worn, the wardrobe doors are broken off, the bathroom was not clean and the carpet was marked. The bed did appear clean at least, although extremely uncomfortable with the divan base having a very distinct cross-bed support at the halfway point (just level with my hips).
The poor state of the room, lack of communication and severely restricted parking facilities mean that the room rate was excessive for the service received. Obviously its closeness to the Stadium is its selling point but to be honest, next time I will either be happy to pay more for somewhere at least half-decent or less for somewhere further away, this was NOT worth the £400 price tag. I very very rarely write reviews but I was incensed by the lack of parking which was my main reason for booking.

We noticed that the sheets, blanket and pillows were dirty (really dirty) when we removed the sheet the mattress protector was filthy with several large blood stains, the person who changed the sheets couldn't have missed it and simply put another (dirty) sheet on top.

Location only. Very close to Murrayfield and bus routes in to the city. It is located on a very busy road however.
There are no staff at the property. No one to welcome you, show you to your room or answer questions. No one answers the door when you ring therefore. You have to call a number scribbled on a dog eared piece of paper on the door (with lots of numbers scribbled out). You check yourself in and out. The proper try is old, tired, lots of doors locked, poorly decorated and dirty. The beds were terrible, really uncomfortable, as were the pillows. Don't expect to sleep much if you stay here. There are no facilities at all, no lounge and no breakfast. It's not a B&B therefore. It's just a bed and a pretty uncomfortable one at that.

The accommodation is close to Murryfield Stadium.
The room was very dusty, the mattress was of very poor quality. The toilet/shower room had alot of mildew . Not worth the £349 that was charged for 1 night.
