The location: great accessibility to the airport and the city centre.
We did not find any bed bugs.
Nearly everything else. It was dirty, the bed had stains, there was some mold on the shower head, open electric cables, broken furniture, weird stains in the water kettle, the list goes on...
Also no communication, you have to call the owners numbers scribbled on the door in a very shady way. (Dial +44 instead of the 0 when you don't have a local cell plan)

Wonderful
We had a small, cozy room. It had a small ensuite bathroom. EVERYTHING was clean, meat, worked fine. We heard others not happy with their accomodations, but ours was just fine. Room was #7, back of building. Quiet and had all we needed.

Pleasant
It was very close to bus stations and not a long ride from central Edinburgh. It was clean and fairly comfortable. The shower was very nice, and the room has a hairdryer. The temperature was overall comfortable.
The WiFi signal did not reach our room in the basement, and there is no cell service down there either, so we had no internet access whatsoever. The toilet seat was broken, so we had to sit very carefully to do our business. The pillows were not very comfortable.

Good
Easy to find and access. Comfortable room with an excellent bathroom. The shower was really good. Everything was well-prepared and tidy.
Maybe a few more coffee, milk and sugar packets.

Although there was not a breakfast option , it was within easy reach of available food outlets , and on an excellent public transport route
We were unable to access the WiFi in our particular room and the TV did not work but these issues were all noted by the excellent staff member

Pleasant
After reading all the reviews, I was prepared for the worst—but in the end, it wasn’t that bad. It wasn’t great either, but it was worth what we paid. However, the communication—or lack thereof—was dreadful. There’s no way to contact the property whatsoever, so don’t waste your time calling or sending emails. And make sure to arrive on time—otherwise, you’ll be left standing and knocking on a closed door with no one to answer.

No mobile service or WiFi connection in my room, but other than that it was excellent place to stay. Would recommend it to anyone who wants a place to stay in Edinburgh

Bed bugs, mouse droppings and a shower so hot you can’t use it. The owners should be ashamed of themselves. As a landlord myself, I would never let anyone live in these filthy conditions for free let alone charge for it. They clearly haven’t spent a penny on this place in decades. My boyfriend booked it last minute so we could shower after we went camping in Scotland but we ended up having to use a wet towel and baby wipes instead because the shower nozzle broke off in our hand and the water was too hot to use. Don’t risk it

Disappointing
There was no breakfast. The room wasn't cleaned daily or towels changed daily. There was a lot of noise upstairs. Banging during the night on the first evening. Sounded like someone was repairing something. This was at 12 a.m. The only positive was that the tram stop was fairly close by. And it appeared safe.

It was in an alright location
There was mold in the bathroom! And stayed for 4 nights the garbage was never emptied and the sheets and towels were never changed.
However someone came into the room daily and opened the window but did nothing else.

Disappointing
Great location, very close to Murrayfield Stadium
No staff at all - waited 10 mins at the door, no answer to the doorbell. Had to phone, to be told a code to get in, then find the key in a bowl in the hall.
Room was decent, but TV too small, and shower not clean.
