Location is excellent! Check-in was seamless.
Price was comparable to other hotels that have bars, restaurants and leisure facilities etc. this was just a place to sleep.

The location was ideal for access to the venue we were attending.
On arrival there was no one to greet us or allow.us access. There was a notice on the door advising to call two numbers for the door code with no answer on both. Tried several times, left a message and still no reply. Finally had to message through Booking.com to finally get access. Not really a great first impression and as a woman, had I been on my own without my husband. It would've been very daunting.
Room was in poor to fair condition.
Overall, run-down looking.
There was no staff to be seen on site to contact regarding any queries or issues.
Not value for the money charged at all.

Location...5 minute walk to Murrayfield
Carpets didn't feel clean. Broken door handle and fixture in bathroom with sharp metal exposed. Needed strongman to turn on shower. Shower held on by black tape which was leaking

I arrived at about 13:30. The reception is not open between 13:00-17:00 as advertised. You have to phone a number on the door to get the code to get in. There are a lot of steps down to some rooms, so if you've got heavy luggage try somewhere else or see if you can get a room on the ground floor. There are a few steps up to the front door.
I was allocated room 1 which is a single room. The wifi didn't work, so after I asked if there was another room available, I went to room 5. I was asked to pay an extra £10 for this as it is a twin room. I didn't pay the extra £10 as:
1. I think it's cheeky to ask me to pay extra when I would have stayed in the single room if it had wifi like it was supposed to according to the advert.
2. I was looking for another hotel anyway and would have moved hotels and requested a cancellation if there were no other rooms available.
3. There was one normal-sized black fly which I couldn't get out of the room, and when I came back after being out for a few hours, I noticed a small brown fly as well.
4. The advert says there is wifi available and there was no wifi available in the room I booked, so this is false advertising.
5. One plug looks like it's caught fire at some point (see photo).
6. The back of the curtain was marked with what looked like mould (see photo).
On the plus side, the member of staff who was doing the cleaning when I got there was nice and helpful.
It's handy for the airport as a bus stop where the airport bus stops is not far away.
It's only a 35-minute walk into town, and a bus stop for a bus into the city centre is only a few minutes' walk away.
Room 1 looked fine if you don't need wifi.
In room 5 the bedside lights didn't work, but the bathroom had a shower with a variety of flows, the mirror has a light, and the bathroom light is automatic.

It is closer to the road and the stadium. Locating the guest house is not complicated.
The shower pipe is broken and also the shower cubicle is flooding.

Disappointing
the shower heads are nice but the shower area itself is very small. it is easy to accidentally turn on boiling hot water
This was a very disappointing stay. There were several issues, and the property did not answer any of my messages (screenshot of conversation pictured).
These were the top issues in no particular order.
- White liquid dried on light next to bed closest to door (see picture!)
- Only 2 towels - no bath mat or hand towels
- Water pressure in bathroom tap is far too strong and soaked all of the items I had on the sink space (all my paper products, of course!)
- Unable to control bathroom lighting. I asked a cleaner, and she said it was automatic. I was repeatedly woken up in the middle of the night due to the bathroom light flickering on and off sporadically.
- Light next to far bed doesn’t work
- Doors shut very loudly and others do not respect the signs to close the doors gently. I was repeatedly woken up by this also
