Poor
The location is nice!
Old hotel, I get it. But some issues really need attention.
The floors throughout the building are extremely squeaky and loud — they definitely need to be re-screwed. In Room 126, the bathroom was incredibly small with no cabinet at all. The towel warmer was dangerously hot and positioned so close to the toilet that we actually burned our legs and thighs when getting up at night — totally unacceptable.
The body-wash bottles had broken pumps, so we had to unscrew them just to get soap. The bathroom tiles are cracked, and the shower is so poorly designed that water goes everywhere. The door casing is swollen MDF and looks terrible.
Lighting in the room is very poor, and there was no courtesy water, which at this price point is a must.
On the positive side, the staff was very friendly. Breakfast wasn’t great but not terrible — you order from a menu. However, if you’re in a rush for a tour or early activity, this system is useless. They also charge extra for lattes or any espresso drink because they don’t have an automatic machine, which feels outdated for a hotel in this price range.
One of the worst parts: the LED lights installed on the inside window sill in the room. They shine directly upward and the light spills through the top of the blackout curtains. They kept them on well past midnight, and it made it very hard to fall asleep.
Overall, charming potential but seriously needs maintenance and a rethink of some basic comforts. The price simply doesn’t match the experience.

The attached restaurant, The Bothy, had a very nice menu and the food was well prepared. The scallops were delicious.
The bed was comfortable and the shower was excellent (see below). We stayed for four nights but were carrying enough luggage for two weeks, so we especially appreciated that the bed was high enough that the bags could be stored beneath.
Some of the younger waitstaff was inattentive, passing our table without checking on our drinks and we waited too long for the bill: we had a long day of travel and wanted to return to our room quickly after dinner.
When I got to the room after dinnerI found there was no hot water. After a cold shower I dressed and went to inquire about the situation. I was then told that there was a problem with the boiler. I do understand that problems occur and they did fix it overnight, but that should have been made clear at check-in. Once the boiler was fixed, the showers were wonderful.

We had a very large room and the room was well kept and clean. Amenities were also very good.
We were put on a second-floor room and requested a move to the first floor. The staff told us the hotel was completely booked, and they could not move us. This is not a complaint of the hotel, as we should have stipulated this when we booked.

It had a good shower.
Disappointing overall. Room was very small, no ventilation dull grey colors, noise form doors banging, and the water event stopped working my last day there. Staff was nice, but would not stay there again. Not recommended.

The hotel and staff were all great, the place was clean and furnished nicely.
The restaurant was disappointing. We had three meals there and only one would be what I consider good. Two of the meals were breakfast and one was lunch. It was not worth the cost. The lunch service was poor and we were pretty much neglected. The service at breakfast was very good.

The bed was large and comfortable and The bathroom facility is small but good. Very close to Murrayfield stadium and pubs and transport. There was plenty parking
There is hardly any space to put cases or hang clothes and the room is small. There is only a door that opens (badly as gets caught on the pallet) and there is no other ventilation in the room, so you have to leave the door open at night to get fresh air. We ate in the restaurant on our last night and the food was the worst food...beef. hamburger would have been better used as a car tyre it was so tough and rubbery, and the chicken tikka burger was tasteless and more batter than chicken and burnt bun. you can hear the person upstairs walking around as the floor creaks.

The bus stop is very nearby so can easily get to city center as well as the airport.
Our room was in the house 2 houses down from the main building. It has great potential but needs a little upkeep.
Needs some maintenance. Curtains falling down and wouldn’t close completely, stained window shade, paint chipping on the interior and a lamp was broken/wobbly. Phone in the room was not working so couldn’t call the front desk when we needed. Had to walk over to the main building. We couldn’t get our heat to work and asked front desk staff twice for help but no one ever came. Not the best value for the money. That said, we still enjoyed ourselves.

Wonderful
Really liked the location. Nice to be away from city center and by a leafy neighborhood. Had parking, plenty of counter space in the bathroom, nice high ceilings in our room on top floor. The restaurant was nice and quite popular, so make a reservation if you think you will eat there. No other restaurants are nearby that were open. Very nice staff! Bus stop is very close.
Minor things - two of the lights were a bit dim, the bed was a bit firm.

The amazing staff was the bonus for this property. Noteably kind and helpful. We chose this property because we were there for an event at Murrayfield Stadium and this property allowed us to just walk to the concert. The included breakfast was fantastic and the lunch/dinner at the hotel restaurant was excellent. Easy walk to corner store for necessities and just a 2 minute walk to the bustop.

The staff were extremely friendly and helpful. The room was large and had everything we needed in it. The view, when we wished to have it, was an adorable little courtyard. The location was very convenient to the bus we took in Edinburgh city for two days.
A broken lampshade, floor fan, and remote control for the TV were slightly annoying. But since I didn't bring it up until check out they didn't have the opportunity to make these things right. I feel like we paid enough for the room to include the breakfast but that was extra.

Pleasant
There was a nice outdoor patio.
The room was much smaller than advertised in the photos, my room was in a dark secluded area, I heard noises like someone was listening by my door, and the room was dusty.
