Disappointing
Great location good restaurant and for Edinburgh had good secure parking
Checked in unpacked went into town came back key would not let us back in to room went to reception was told we were allocated wrong room on check in
They had taken out clothes out of wardrobe shoved them in a hold-all and bundled our belongings in a store room
They had my email and phone contact never bothered to ask us if we minded them going through and moving our belongings without our prior consent

Breakfast was excellent. They had a lot of variety on the continental part of the breakfast. The hot breakfast was excellent. Our room was nice and large. The staff was friendly and helpful.
We asked for twin beds but were given a large bed and a pull-out couch. The couch my friend slept on wasn't the most comfortable. Also, housekeeping took my washcloth that I will never see again. I wasn't a fan of the frosted non lockable bathroom door.

Room was dirty with stained carpet throughout and en suite had a badly chipped sink and mould around shower base. Furniture was badly worn and stool was broken.
No air conditioning and fan in room noisy and not powerful

I like the restaurant at the hotel. The trout dish and the tomato soup were both excellent. The breakfast, especially the avocado toast, was perfect. The chef obviously put a lot of thought into the pairing of ingredients as well as the presentation of the food. If I were to come back to visit Edinburgh again, I would definitely visit the lovely restaurant at the hotel again.
The staff at the check-in was not helpful. It might be because she was new or an intern, because she didn’t know where my room is, and I had to figure it out myself. I also couldn’t get any help with the luggage despite that I asked for help. The service was falling below the bar given the four star rating. The check-in was essentially giving you a key and a letter, then good luck finding your own way out. I am a returning guest, and the service was decent the first time I visited.

The Family room was spacious
The staff was extremely unhelpful. There were no elevators and I had to take my luggage up to the 3rd level by stairs without any help from the hotel staff. The bathroom was not good at all. The windows didn't open properly.

I had the best night's sleep I've had in a long time in the really comfortable bed! The Caramel Wafers were a special treat too!
I didn't like the lack of a lock on the bathroom door and the fact that the door was opaque glass and didn't fully seal.
