Wonderful
The location can’t be beat, right off the royal mile and walking distance to all the sights and restaurants. It was clean and comfortable. The staff were super nice and helpful.
Parking is a long way away (the discount from the hotel is great) and it is very difficult to offload or load luggage from a car (it’s right on a roundabout with nowhere to pull over). But manageable.

Lovely comfortable bar area, lovely staff. Lovely pillows.
Couldn’t sleep - despite lovely pillows - since bedroom was cold. When I mentioned this at checkout I was told they turn the heating off at this time of year since it’s ’all or nothing’, even though the room had a thermostat. This seems a reach for May in Scotland. I was told they could offer heaters, but wasn’t told that before, and there was no phone in the room to contact reception.

Very good shower almost instant hot water. Very quiet, despite being on a busy road. Safe deposit box in the room was a god send.

The biggest fault was there was no air-conditioning in the room and no window would open so very warm.

The location is perfect.. a five minute walk from the train station, yet still central to the main tourist sites
The hotel and room were clean. The set up of the room was average
We happened to need the reservation for the same weekend as the Edinburgh marathon, and by the time I had booked the reservation, the prices seemed to have doubled from their price at other times. I understand supply and demand... just didn't like it.

This hotel was better than I expected. The location made it very easy to catch our train the following morning, which we did following a delicious breakfast inside the hotel. We appreciated that we could open the windows for fresh air, enjoy a drink in a pleasant bar, and Store, our luggage after we checked out and before we departed.
There was no fan in the bathroom, which was pretty small.

Staff is excellent and super helpful. Place was immaculate. Would have been 10 across the board but the room had no storage. That said, it wasn't horrible living out of our suitcases for the 4 days we were there.
No clothing storage to speak of.

The hotel is situated in a perfect place in Edinburgh. The staff was really friendly.
Unfortunately our hotel room was in the middle of the hotel - overlooking only other hotel rooms (i.e. no view what so ever). Other than that - fantastic. Will book again!
