location was excellent! as we're the staff. prices in the bar were also comparable to local bars.
the rooms were small. our room looked out over an alley way. lighting in the room was poor. we were in a group in several rooms, some were very hot with minimal ventilation and others were cold. breakfast was not included in the price.

The hotel is in a super convenient location on Market Street — perfect for visiting Edinburgh’s main attractions and well connected to public transport, especially to and from the airport. You can easily explore the Old Town on foot. The room was cozy, with a comfortable bed and a practical bathroom. Everything was very clean. The staff were always kind and helpful. Breakfast was plentiful and varied, with both sweet and savory options. Overall, a really pleasant stay — definitely a top choice for Edinburgh!
The only downside was the lack of a proper wardrobe in the room — something you'd naturally expect to have for storing your luggage.

Perfect location! You can walk around the city, get to the different meeting points for the daily tours or catch a train just by crossing the street.
The stuff was kind and helpful.
I liked the breakfast (I didn't mind that there were no "hot" options). The view from the breakfast area was a bonus.
The room was clean. As a solo traveller, I felt really safe in the hotel and in the area.

The location.
- breakfast was not really comfortable, only armchairs and small tables to eat… no normal tables
- despite we asked lactose free cow milk the reception staff replied in booking app to check with the breakfast staff. I wrote again to clarify that I had only one night and I did not want to have a surprise. They replied they checked and had none despite I said I don’t drink oat, soya or almond milk. Very poor client service - that’s not difficult to buy 1 liter of lactose free milk .. considering I am had already paid upfront for the breakfast.
- cleannesses: well this is the worst part. We found toilet we not properly cleaned up. Traces of urinal where left and I asked to change the room also due to the fact that room assigned was at last floor and we don’t like to sleep in attic. The new room changed still had the same issue on the wc. 2 out of 2 times means housekeeping lake of proper hygiene although we know clean standard for uk are very low in general.
- heating: the rooms are very hot and even with air conditioning they are still hot .

I was given an accessible room so there was a lot of space, especially in the bathroom.
The room was very clean and had big windows with a very nice view of Waverly Station.
Tea, coffee and kettle were provided.
The location of the hotel is excellent.
I couldn't really work out how to use the aircon. It was either running quite hot or I could turn it off but I couldn't adjust the temperature. The air was therefore quite dry in the room.
While the big windows offered an impressive view, they couldn't be opened which was a shame.
I only stayed for a night, so it didn't really bother me.

The size and comfort of the bed was excellent.
The room was very barebones. No iron or ironing board, no bin, the cups in the room were very tacky and the window in the shower had a large crack in it

The location is convenient, and the check-in process was smooth. We also appreciated the flexibility of not having to pay until arrival.
The overall value for money was disappointing. Compared to my stay here five years ago, the quality of the room has noticeably declined. This time, the room felt unfinished and lacked basic amenities—no glassware or proper cups for tea or coffee, just a single plastic cup that wasn't cleaned or replaced during our stay. There was no shower cap, no wardrobe (just a few hangers), and no iron. For a rate of over £200 per night without breakfast, we expected a higher standard of comfort and basic provisions.
