Good
Room was good size.
Room 419, very loud rumbling noise from the building .
Restaurant staff offhand and not interested in interacting.
Actually quite a long walk from Haymarket station.
Expensive for what it was.

Very Good
Comfortable bed, blackout curtains, tasty breakfast and fresh too.
Couldn't control the temperature and hot drink station in room wasn't refilled. We were there for 3 nights and needed to keep getting supplies from reception.

Fair
The location, close to the city center.
Close to markets and nice touristic attractions to see
In the shower, there is black mold on the ceiling.
There is nothing to make the room warmer, except a small radiator to plug in the socket.
The breakfast wasn’t great either- more so for a 4 star
They are not offering any shoes for indoor (your room).

The room was extremely spacious, the bed was very comfortable as was the bedding and pillows
The room was a bit noisy as can hear drainpipes and water running from other rooms and a constant humming even after the AC was switched off. I was also put in a disabled room so the bathroom was not an enjoyable space to use even though it was very clean and had nice toiletries.

Very Poor
Quiet and good location
I stayed at this hotel while visiting Edinburgh for a wedding, and unfortunately it was a very disappointing experience from start to finish.
We arrived in the evening and got our baby settled, only to notice that the bathroom and hallway floors were wet. When we tried to clean it with a towel, the water was brown. Even worse, the floorboards throughout the room were saturated, every time you stepped on them, water came up through the gaps. It was extremely unpleasant and honestly concerning, as we had no idea what was coming through the floor.
To make matters worse, the phone in the room didn’t work, so reporting the issue wasn’t straightforward. We were told there were no other rooms available until the next day when someone checked out. Given the condition of the room, there was no way we could safely stay there with a baby or even get ready for the wedding. We had to leave and go to another hotel just to prepare.
We were eventually moved to a different room the following day, which was okay, but by that point the damage had already been done. The whole situation caused unnecessary stress at what should have been a special occasion.
We had also paid for breakfast, which I wouldn’t recommend at all, save your money and go elsewhere.
What’s most frustrating is that I had called ahead after seeing recent negative reviews and was reassured everything would be fine. That clearly wasn’t the case. It felt like the focus was only on taking payment rather than ensuring a decent standard for guests.
For the amount of money spent, I didn’t even get to properly use the room for its intended purpose. I came to Edinburgh the night before specifically to get ready comfortably, and that simply didn’t happen.
I wouldn’t stay here again, and I wouldn’t recommend this hotel or company to others. In hindsight, I should have asked for a refund, but at the time I just wanted to get out of there as quickly as possible.
Overall, a very poor and stressful experience.

The hotel is near the city center, quiet, and the staff is quite friendly
In our room the carpet was quite dirty. It had spots all over. However, our major issue was the wifi connection. The internet speed was extremely low and you could connect via wifi only if you were standing by the door. In the rest of the room the signal was non existent
