Comfortable bed, room was clean, staff were polite, location was good. Porridge was tasty, good options for continental breakfast.
Hot items at breakfast were cold or barely warm. We didn’t eat any of the items due to the barely warm temperature and the fear of food poisoning. Scrambled eggs were cold, meat products barely warm, fried eggs congealed and barely warm.
I had paid for four tins of Guinness to be in the room as a surprise for my husband’s birthday. The surprise was they weren’t there. I had to go down to reception and ask where they were when we got back to the room after dinner. Reception did bring them up after that but the surprise was ruined. I don’t know who was responsible for that but I wish I hadn’t bothered.
One of the reception staff wouldn’t give me a carton of water to take my medication despite a different member of staff giving me the previous day with no issue. Reception - either give or don’t give but be consistent.
The bin outside the hotel was overflowing and stinking. Our room was just above it.

Fantastic location. Nice and quiet and less than a minute walk to a bus stop that serves the city centre and the old town making it so easy to get around. The room was clean and had a comfortable bed.
The room was only cleaned once in our 4 day stay and had to request extra towels a couple of times as they weren’t replaced

Nice room, everything worked, very clean. Easy check in and out. Good breakfast with plenty of choice. Staff I encountered were very efficient and pleasant. Several lighting options for the room, USB charging points and a good signal for the WiFi.

Every single member of staff was so friendly and welcoming. House keeping adding small touches to the rooms was a nice gesture. Hotel was very clean and food was lovely. We were concerned when we got a room next to the lifts thinking we would hear everything but was not an issue at all. Our key card stopped working and there was an issue with the lock (one of those things which can’t be helped) the manager and maintenance member of staff couldn’t be more apologetic and resolved the issue as soon as possible. The shower was probably the most powerful and enjoyable shower I’ve ever had!
The only fault we had with our room was the aircon wasn’t working. Not too big of a deal as it is winter but the room did get a bit stuffy once we’d had a shower but apart from that couldn’t fault this hotel.

Not a lot really, the bathroom was nice.
We arrived at the hotel at 4.20 in the afternoon it was unfortunately a very rainy walk up from the station which obviously was nobody’s fault we arrived at the reception absolutely drenched. Firstly the room was not ready check in from 3pm I complained and told them my thoughts and said this is not good enough. She offered us a glass of wine we accepted and sat down in the reception area along at least 3 other couples. Eventually got to the room no remote for the tv and the phone was dead, went down to reception the girl gave me another remote made no difference . Went back down again and demanded someone to come to the room and sort it all out, to be fair they were there in 5 minutes she sorted the tv out the phone was left as I said after all that I don’t want to speak to anyone on reception. The final thing was the room was cool and I tried to up the temperature which was stuck on 29 it was not the temp in there I estimated the temp to be around 15 so we had that temp for the 2 nights were there. I didn’t complain again by this time I nearly lost the will to live. My advise is don’t stay at this hotel .

Good location that is in a quieter part of town
Unfortunately the heating was broken during our stay. Looking at other reviews it looks like this is a persistent problem in the winter months.
We were given a portable heater which did the job but didn't give us the premium feeling that the price promised.

Lovely room, quiet area , delicious breakfast with lots of options
Close to the Grassmarket area of the city and the Meadows
Hotel is a 15 minute walk or so to the West End area of Princes St so just a bit out
Breakfast not included , advise to book it as its much cheaper than just turning up in the morning

Very good location! Handy little Tescos over the road. Only 15mins walk to Xmas markets

handy walk to multiple locations.
Arrived at the hotel and everything looked nice, great location.
Checked in to the room and things changed. The phone in the room didn’t work, dirt marks on the walls and curtains.
Air conditioning broke in the room on Wednesday and told it couldn’t be sorted until Monday. We were flying home Saturday.
If a pin dropped in the lobby you could hear it in the hotel room.
Part of the door to tap the card also loose and falling off when trying to enter the room.
Cleaners did not pick up any glasses left in the room.
