Location
Paid for an upgrade and the room was poor and the bed small. The furniture was tired and needs an upgrade . There was a noise all night above the room which kept us awake most of the night . We will be complaining to the hotel owners . I have stayed at this hotel many times and this last stay was very disappointing. I doubt anything will happen.

Staff were friendly, they let us check in early. Good location on a quiet street with views across the water.
Room was not clean - everything was very dusty, and there was evidence of previous guests (e.g. a hair grip on the bathroom floor). We booked a "Club Room" but the room and bed didn't seem much bigger than a Standard room.

Rooms are spacios and well designed.
Check-in took very long and was tedious.
The wider area around the hotel is somewhat questionable. Unlike normal cities, Edinburgh apparently does not allow for gentrification and deliberately places council housing in an areas where normal local administrations would locate upscale housing.

Room was clean, comfy and they upgraded us for my mother’s birthday.
Breakfast was delicious, cooked to order.
Location was right by the tram, approx 50 mins into the city centre
The window didn’t work but it was fine as a fan was provided.

The property was great. I loved the location as well. The beds were really comfortable. It's about 10-12mins away from the Edinburgh Waverly station by cab which is fine. Great breakfast options.

Cool historic building in the Shore area of Edinburgh which has so much character. The staff was incredibly friendly. I loved how you can exchange daily room cleaning for drink vouchers!
No air con! But they did give us a nice fan.

Large rooms, fully fitted out. Good sized, clean bathroom. Great mattress, excellent comfort, good pillows. The usual facilities, tea making, fridge, tv, phone, etc. My room had a view of a the opposite wall, not so good, but daughters room had a sea view, so I guess getting a nice view is down to luck. Reception staff were excellent and very helpful ordering taxi, etc. Lovely, natural outside seating in front of the hotel with views over boats. Good breakfast offer.
Wasn't mad about the decor, looked a bit dated in style, very corporate and not reflecting the 'bones/structure' of the building and location (not that we want full on tartan and nautical!). Fake flowers, not fresh. Very dark interiors. The bar seating was not particularly comfy, again very dark and a bit depressing and dull. Staff at restaurant a bit over fast and efficient. Waiting 18 mins for mains. Chicken Milanese was excellent, prawn linguine not so excellent, in fact, was not mixed properly and 2 mouthfuls gave sharp chilli pains in my stomach, the sauce was not balanced and rounded. Puddings OK, after a 20 min wait for the chocolate soufflé, which I guess is cooked to order.

We liked the friendliness of the main reception staff upon arrival. They were attentive and knowledgeable about the area. We noted on departure how uncomfortable our sleep had been and again the staff were friendly and apologetic.
We weren't able to get a restful sleep as the room was stifling hot. Opening the windows left us with a very noisy machine below the window so was also not an option. There was a fan provided for our stay however this wasn't sufficient enough especially in the bathroom, where it felt like we would pass out. We also felt the room was pretty basic for the price point.

The hotel rooms were comfortable and clean. The bar was more like a pub, not particularly family friendly. Didn’t eat while we were there, which was a missed opportunity for the hotel I believe. No one at the reception offered us anything related to eat there, no menus to look at, no suggestions and no mention of breakfast at all, we hadn’t pre booked, and restaurant smelled of old food
As described above, the staff were not particularly communicative and sat behind the desks talking to themselves most of the time, after check in, no one engaged in any conversation for the 3 nights we were there.

Staff were friendly. Room was spacious and bed very comfortable. Great location for exploring Leith.
Breakfast
was a little disorganised, and I don't think cooked breakfast was worth the money. Black pudding was brick hard, but poached eggs were great.
