Exceptional
Perfect location a short walk from the main train station and in the lovely Georgian New Town. The room was lovely and very comfortable with a large bathroom, all very clean and smart. The staff were very helpful and it was very quiet and peaceful even though the street is a busy one. Lots of lovely shops, restaurants and cafes nearby, and a short walk to central art galleries and castle. The photographs on their website are accurate.
I can't think of anything that needed improving.

Quirky rooms, clean, location and very friendly staff. Would definitely visit again.
Prefer self service at breakfast but do understand that hotel was not busy. Bit of late night noise from nightclub next door but not excessive.

Lots of little things needed work - lampshade broken, phone not plugged in, no bedside charging. Lighting fiddly

Disappointing
Underfloor heating, clean and warm bathroom, but some black mould coming through bath sealant in 2 places. Perfect location.
Dark small entrance, no receptionist present, after 10 minutes wait went to look for one next door ( busy bar) , couldn’t enter the room ( card didn’t work) went back downstairs and another receptionist took me upstairs where I waited 20 minutes for a card to be reset. Tv not working properly, picture goes off after few minutes, only sound. Very tatty wallpaper, paint peeling off windows, electrical wiring damaged ( standing lamp) also no hair dryer Altogether very poor maintenance.

Staff very accommodating and helpful. Easy to talk to and get information that was helpful during stay. Location was superb, easy to walk to the majority of sites most people want to visit. Clean, rooms large and slightly different to the standard. Nice scone.
Breakfast would be ok if you want a full cooked but expensive for a bowl of porridge. Occasionally a bit of a wait for drinks once ordered.

The room could do with a little maintenance.
Bought a bottle of Prosecco for my partners birthday to be in the room on arrival. When checking in the receptionist asked for payment ruining the surprise. I paid for the bottle but nearly ended up paying for it again on checkout as it was not taken off my bill having already paid for it on arrival. This marred our experience but we would stay here again.

Room was beautiful! Room was very clean! Perfect location!
No one on reception on more than one occasion. Had to ask staff in the restaurant to help us check in. Stood around waiting. No staff around at check out either so we just left the key on the front desk!
