Warm, clean, comfy, close enough to the center of Edinburgh, perfect for a short stay in the city. Good breakfast too, nice comfortable breakfast area.

The staff was lovely
The room was ok, however there was a few issues, that need a little tlc. The bathroom had broken floor tiles and needed regrouting. There was water damaged to the wood work which made it look unsightly. The blind didn't do a great job of blocking light and there was mold around the window. We were staying in the rear of the building and on Saturday morning we were woken up by very loud vehicles loading and unloading which started at 6.45 and continued for several hours which led to us been quite tired for the day. this was very annoying. We should have been told that this could have been an issue.

Breakfast was excellent. The location in the Old Town made it very easy to explore the city on foot. The staff were very friendly and polite. The room was cosy and comfortable.
There were some noisy “neighbours” on the same floor, frequently going in and out of their rooms late at night, which made it quite loud inside my room. Improving the sound insulation on the doors might help.

The location was good.
The price for the room we got was too high. There was barely any space to move around for 2 people plus their luggage. The lack of an elevator was also a minus.

The staff was great, realy kind, nice and very happy to help. They let us use they eletrical plug because I forgot. The staff was realy the best part of the hotel. Breakfast was great, fresh and very tasty, plenty to choose from unfortunatly I only had 1 day ( the other 2 day I left early to visit and they change the schedule of starting breakfast from 7h - week days to 7h30 weekend and didnt allow us to have it, they dont prepare to go bag either. Location is good, but the area didnt felt safe, too much drunk people, pushing you while you walk on the street, bad smell in corners ( big city things).
We didnt Stay in the hotel, we use the building next to it, like apartement style. Cleaning only once every three days. Tv didnt work, they said bad weather - next day the weather was ok and TV didnt work also, 3 days no TV. Changing of breakfast time from weekdays to weekend its not conveniente.

Lovely clean comfortable room with views over to Arthur’s seat. Good toiletries, tea, coffee and biscuits provided. Great shower, towels and linen. Very helpful friendly staff. Good location for walking into the city, for park run or jumping on a bus.
Tv was in a bad position from the settee but we didn’t watch tv anyway.
