Pleasant
It was a great location for going to the Festival Theatre. Good restaurants close by. Bed was comfortable and bathroom was clean. Breakfast was nice too.
The room was very small and there was a lot of noise from nearby shops right outside the window. The room backed onto a supermarket which got a delivery at 6:30- 7:00am on a Sunday, so bear this in mind.

Very clean hotel...though small and tight space.
Our room overlooked a paved courtyard. Construction and loading noise in said courtyard was very often and very loud. Advise future guests of hotel to request a room facing the street vs the internal courtyard.

Stayed one night for a work trip - fantastic location for an early morning pre-work run up Arthur's Seat! Staff were friendly and helpful, and breakfast was great.
