Very good location (quiet, but walking distance from the main attractions); cozy, clean rooms; friendly, helpful staff (they gave us a room with a nice city view on the 4th floor); good soundproofing of the rooms; mini-bar products available at the 24/7 reception (also, a few complimentary sweets in the room).
The window curtain in our room was broken and the light woke us very early in the morning (~6 AM). Also, no elevator - though, this is clearly mentioned in the hotel’s description.

overall great location and very modern room.
The rooms had no ventilation. With a fan got from front desk it was still very hot with no air in the room. If the window was open the outside noise was too loud as headboard was beside the window. But overall great location and very modern room.

Staff were really helpful. Location was s decent, lots of restaurants close by. Press coffee had excellent coffee and scones!
The room is really small. I found it expensive and not great value but everything seemed to cost a lot, so maybe it is just the town and time of year. The room was a bit stuffy and hard to cool down but it was particularly hot weather.

The room is quite small (would be perfect for a single person, a little tight for a couple), but everything else about this hotel is perfect. The hotel is situated next to the University of Edinburgh, and the feeling I got from it is it is a training hotel for their students studying hospitality. All of the staff were extremely friendly, cheerful, and helpful. The room was clean, modern, and the bed was among the best hotel beds I have experienced. The room is designed very efficiently - fitting as much functionality as possible into the space, I was impressed with the design. The room does not have air conditioning, but it was not necessary based on the outdoor temperatures during our stay (in late June). The hotel is located a few blocks from the Royal Mile and it was very easy to get to both the Royal Mile and across to Prince Street. It is also located a bit off the main road, allowing it to be very quiet. The full Scottish breakfast that accompanied the room was AWESOME - I have never seen such a great breakfast available from a hotel without a substantial upcharge - there was quite a variety of bread items, eggs, bacon and sausage, blood pudding and haggis, and a specialty coffee machine. Zero complaints, but my only constructive comment on the breakfast is that it would have been nice if some items (perhaps the cold items - bread/croissants/bananas and coffee) were available prior to the 7am opening time, incase travelers have early tours scheduled. The other thing I appreciated - unlike some of the other places on Booking.com, this is an actual hotel, with 24/7 staff in the lobby - so if you are arriving at odd times, or have any issues, there is someone available to help. This has not been the case for multiple other places I have used from Booking.com and it can make for some stressful conditions if they don't send login info, etc. Not a problem here. Loved this place and will book again if we return to Edinburgh.

Weather was warm/hot which was great but it meant sleeping with window open and the road outside being stone sets (cobble) was very noisy when vehicles passed by.
