The breakfast was amazing, great choice, plenty of food and delicious! Perfect way to order and a daily special too! Great location to explore everywhere. Room was comfortable and had everything we needed, very nicely decorated and clean!

A truly lovely place to stay, both a home and a guesthouse. The hosts are amazing, friendly and very helpful, the breakfast is truly outstanding (try the tatty scone) the room was stylish and very clean. Great to have free parking too,
Nothing bad at all - I would just mention the stairs, whilst appreciating the age and lay out of the house, the stairs to the top floor were very steep- but this did not limit my enjoyment of the stay at all- just flagging for less mobile folk.

Beautiful old style guesthouse. Charmingly decorated, preserving the histry of the house, but yet with all the modern conveniences. Warm (a must for Edinburgh!) and comfy rooms. Impeccably clean. Nice breakfast and very nice and helpful owners.

Loved the building, the room the bedroom and location but mostly the welcoming of the owners. Gary fixes the tv for us within no time. Very friendly, professional and very attentive. Thoroughly recommend it! Many thanks for the great breakfast also and all. Our best regards xo

Liked everything except TV was cheap.If TV was smart TV I would rate this hotel 5 star not 4 star. Staff was very friendly. 10 out of 10.
The small 14 inch Bush TV. An upgrade to Smart TV would work excellent.

We stayed at Kingsway Guesthouse for two nights for a weekend break and for the Six Nations. Lizzie and Gary were so friendly and welcoming. The room was clean and comfortable and the breakfast in the morning was excellent with good choice! We really enjoyed our stay!
