The location is great, there’s a bus stop very close by the B&B. The room is huge, very quiet and super clean. The breakfast was amazing. Alan is very nice and accommodating. Will book again next time we travel to Edinburgh.

It was very clean. I don’t know what scent they use, but it smelt really nice every time you entered and left on the ground floor. It was close to s bus stop out front, just few steps from the Guesthouse with frequent city buses to take you into the City Centre in about 15 minutes. Edinburgh is a very walkable city and some evenings I just walked home from the city centre. The room was very comfortable and clean. The bed was great. Breakfast was offered by the host, Alan, at a reasonable cost, but I did not partake. Probably should have done so. The place was quiet and I could come and go as I pleased as I was provided with a key for the front entrances and my room.
There is nothing I didn’t like about the property. It was a great 4 day stay and I would highly recommend Kingsley Guest House for anyone wishing to see Edinburgh, a great city to visit!

Alan was a fantastic host. He prepared made to order breakfast daily. All were superb. This 3 day stay was one of the very best we had in a 4 week trip. Very clean and comfortable. Great bed and linens.

Location was good - close to the downtown core. Reachable by bus in about 10 minutes. Bathroom was clean and shower had good water pressure. Room was pretty sound proof being that close to the road.
The host Alan was pretty rude towards us throughout the stay. He said numerous sarcastic comments in regards to various questions I asked him. He answered with rhetorical style questions when asked about certain things like the breakfast.

Beautiful garden out front. Very well-kept and clean. The hosts were very helpful in arranging a time for me to check in. AND it boasts an adorable dog named Tom.

Great location, price, facilities.
Communication could have been much clearer. I reached out well in advance to ask about early check-in, since they offer such an option, but never received a definite answer. When I arrived to drop off my luggage (as I was told I could), I was met with a comment like, "Oh, we didn’t expect you this early," which made me feel uncomfortable. I wasn’t given clear instructions about check-in time, Wi-Fi (the password was hidden under the remote with no mention of it), or how to check out. Finally, on check-out, there was a misunderstanding about the payment, which I resolved and apologized for many times, but the way it was handled felt cold and slightly accusatory. Overall, I didn’t feel very welcome during my stay, unfortunately.

Alan‘s (and Tom’s, their dog) friendliness, we felt immediately welcome. The breakfast was wonderful. And the location also works very well. The city center is easy to reach by bus.

Location was perfect, close to public transport, walking distance from a shopping centre, I even walked the 30 mins or so to Arthur's seat. Great chats with Alan and Allison. Got to pat Tom and have him sit on my foot. :)
Comfy bed, excellent breakfast.
I'm not the biggest fan of electric showers, I discovered. But the bathroom environment made up for my lack of skills with getting the temperature right though.

The breakfast was a nice way to start the day.
The bus stop near the front of the property is very convenient for accessing the public transportation network.
The room was quite and comfortable.
Had a little problem with water shooting out of the bathroom sink faucet, but Alan showed me how to deal with it.
