I loved the single room, it was perfect for me staying on my own. The bed was extremely comfortable and the bathroom was modern but with the traditional style window, which was lovely.
The breakfast was delicious; they offer meat-free sausages and haggis, nothing was too much trouble.
The host Alan was very friendly and chatty, only saw his wife Allison once.
They have a gorgeous dog called Mr Tom who came to greet me when I went down for breakfast.
The guest house is in a perfect location, with a small shopping centre a short walk away. The supermarkets are open until 8pm on Sunday.
The bus stops almost outside to go down into the city.
An absolute pleasure to stay at Kingsley and I'll definitely try to book again for next year!
I don't think there was anything I didn't like.

The room was clean and private
From the moment I entered I felt like I was intruding. I rang the door buzzer too many times (after no one answered the door) I brought in my luggage the wrong way, and even after making arrangements to leave my luggage in storage upon checkout, and was told I could hold on to the room key until I collected my luggage, I was berated with emails and messages with the owner claiming I had interfered with his business as he wasnt able to check in new clients even though I had returned the key 3hrs prior to normal check in times. This was my 1st holiday in 15yrs and at the age of 54 I didnt expect to be made to feel like a naughty child

This is a great place to stay in Edinburgh. It is close to the city center, the bus stop is nearby, the rooms are comfortable and the breakfast is delicious. Alan is a great person, super helpful and nice. We will definitely stay there again if we visit Edinburgh

Beautiful building interior and external, comfortable and spacious room, convenient location, decent breakfast w options.
No place to relax outside of bedroom, no suggestions / recommendations. Polite hosts but not particularly friendly or welcoming. I think they wait to be approached but are then helpful

Location is wonderful, city center is easily accessible by lots of buses and even on foot if you like long walks, the owner was super friendly and advised us several good pubs and restaurants nearby. We enjoyed the breakfast as well, there were some quick options to choose from (yogurt, muesli, pancakes, sandwiches) and you could also ask the owner to cook something for you (we had toasts, fried eggs, sausages and tea/coffee). To add, the bed was super comfortable!

Is all good, the staff is excellent, the food is very good, the bedroom is very clean and the staff paid a lot of attention in our time. I really like this place

The room was a perfect size and very comfortable. There was a great choice of tea/coffee options in the room. It was very clean (cleaned daily) and had all the amenities you could need! The breakfast was also superb - a great range of 'cold' options, and the normal 'hot' options made (very well!) to order. The owners were very kind, helpful, and attentive.
To get to the city centre, you have to take a bus. The bus takes less than 20 mins and isn't expensive, but it is something to keep in mind!

Very nice B&B in a good neightborough. Fantastic breakfast. If you go by car street parking is free and very close. Well conected by bus with the city center.
