It was clean,comfortable and staff were friendly
Communal area a bit like a waiting room bar facilities there but not inviting. Area mainly residential no walking distance bars,restaurants.

Not much!
This place is absolutely not 4 stars in any way shape or form and they do not seem to care about guests' security.
Some highlights for us:
- 2 sets of phishing texts asking me to authorise my payment, with all the details of my stay in it; one before arriving and 1 during my stay. I booked through booking.com, so clearly their booking.com account is compromised. I told them this, they said they were sorting. I got another during my stay, spoke to the front desk and they said they "took security very seriously" but clearly they don't if scammers have all my details and they don't inform guests of the scams happening involving their hotel. I asked if they would inform guests it was happening and they just smiled at me. Bizarre. I asked if I could speak to the supervisor as I am worried my card details had been stolen - "he's not available". Wild.
- rooms are tired, loose fixtures, paint all over walls, rusted bathroom appliances, broken handles on furniture... Not sure how this is 4 star.
- asked if we could store luggage on the last day as our flight was later in evening. Was told to leave it in the publicly accessible lounge where guests can come and go, with nowhere to put the luggage even vaguely out of sight. Apparently this was fine "because there are cameras".

Handy for bus into city centre regular nice big bathroom and bedroom with settee with shower and bath and change of bath sheets daily excellent housekeeping overall good value and would stay again for value and location
Could do with updating in certain area's of bedroom ie noise from outside audible and could do with re decor in bedroom and sheets updating as small rips in sheets and throw and pillows need updating bit soft .for me and bed and little firm but overall still hood value

Wonderful
I had a very pleasant stay at this hotel. The location is excellent, with a bus stop right outside the building and buses to the city center passing every 3–4 minutes. Τhe room was clean, and the staff were polite and helpful. Overall, a nice choice for anyone visiting the city.

No lift many stairs and steps , worst - very dark car park not lady friendly have to cross if you are in Lodge attached to Hotel

Great location. Easy to get into Edinburgh. Friendly reception.
Room looking tired and the convenient location means traffic noise. WC barely flushed and heating not brilliant. Didn’t feel particularly clean
