Good location
Lifts weren’t working. Stayed on the 6th floor and had to walk our suitcases down after asking for help. Some bathroom items not clean and lamp in the bedroom had dead bugs on the lampshade

Receptionist behavior, lifts were two only one of the out of order the second one was very slow and the hotel staff using it as well, very noicy, location was very dirty like industrial area , garbage bins surrounding the hotel from all sides, room carpts were very old and dirty

Location was good near Waverly station the Royal Mile and Princess street for the trams. The rooms were modern, nicely furnished and compact the bed was a bit firm for me but was good quality. I liked the non slip shower tray and the walk shower in was very good. Had a coffee pod machine which we didn't use. Shower gel brand in bathrooms had no scent which was disappointing, given quality of hotel and price of rooms.
I asked for a quiet room but the first room although was a good location it had an adjoining room door, so unfortunately I could hear the neighboring guests talking so I requested a move, also the phone didn't work. The new room (3rd floor) was slightly larger, so better but could hear a little traffic noise. Unfortunately the kettle (Stored in a draw with teas so wasn't obvious there was this facility) button wouldn't stay on - broken, had to the rest mug on the switch to keep it on, we did mention it to reception but it wasn't replaced. My main beef was the breakfast quality. The buffet breakfast charged at a extra £15 per person as we didn't book it in advance, although had a good range of items the hot metal covered serving dishes did not keep the food inside hot - only luke warm, particularly the baked beans the mushrooms and tomatoes. The eggs looked steamed in the tray, not fried and setting to hard and probably very luke ward. I ordered a fresh fried egg from the chef counter which was met with a rebuff of there were fried eggs in the tray. I explained they didn't look good so I would prefer a freshly fried egg, after the 3rd attempt the request was accepted and I did have a nice hot fried egg. Disappointing particularly when there were 3 framed certificates promoting they had received a gold award for a quality breakfast!! Also 3 of the fresh fruit listings were not present in the fresh fruit bar. No apples, citrus or bananas, only melons,grapes and pineapple 2 days running. Lastly why does a Scottish hotel not offer marmalade as a preserve?- Only had 3 different jams, although they were nice ones. When I asked the waitress about marmalade she saId they did used to serve it!! Lastly one of the 2 lifts were not working for 3 days

Our family of 5 had a great stay here in two interconnecting rooms. It was easy to walk to the hotel from the train station, and then simple to access the Royal Mile from the other side of the hotel. The rooms were a good size, with comfortable beds and pillows and a nice sized bathroom as well. The staff were all friendly and responsive, helping us with getting the connecting door unlocked, sorting out breakfast, giving us a map with recommendations for the city, and in general being welcoming to all of us.
