A nice, historic inn next to the amazing Forth Bridge.
I was initially put in a substandard room, but once relocated, my stay was very nice.

Disappointing
Closeness to Edinburgh Airport. Breakfast was good . Robert Lewis Stevenson stayed there.
To get to our room, we had to walk through a smelly alley near trash. The Inn is located under a railroad bridge that ran several times all night keeping me awake

Very Poor
We stayed in room 3 which was not in the main building, but a basement room. As you walked in there was a large wet patch on the carpet that we soon found out was the toilet leaking. The toilet in the room was so loud and the seat did not go all the way back so it was in you the whole time you used the toilet. The shower had drainage issues and would fill and leak on the floor. The shower soap bottle was also covered in mold under the label. Bed was very uncomfortable and pillows extremely lumpy. Staff at check in were rude and unfriendly. The entire restaurant was shut because of short of staff the kitchen asked staff to not serve anyone even in the bar. If you are not in the main building and need to check out early good luck. It took over 20 min to get into the building all doors were locked. Pictures do not represent all rooms as I’m sure the ones in the building appear nicer in pictures. Whole booking seemed deceiving and absolutely not worth the price. Don’t bother coming here and try another spot in town.

The location was lovely and the room was very comfortable! I appreciated how accommodating the staff was to let us check in early and most of the staff was very friendly except for one gentleman who snapped at us a few times. Plenty of places to check out nearby either on foot or taxis were easy to get. Unfortunately we did not get a chance to try the restaurant but enjoyed the pub and pub snacks, and they do make a nice cappuccino.

Wonderful
The location and staff were very good. The staff went out of their way to be helpful before check in so we could store our bags and go on our booked cruise from the ferry terminal. A staff member also rang a taxi for us to assist us with our very early trip to the airport. This was extremely helpful as we couldn't phone out on our phones as we only had data, no calls. The staff member even told us where it would be best to wait in the morning. Delicious meal and quiet room.
Check the plumbing in the shower - didn't seem to drain as well as I expected, although it was adequate.

Pleasant
We had a very spacious room and clean bathroom and the restaurant was very good.
The noise from the train wasn’t too bad, but at 2:30 am we heard about an hour’s worth of very loud drilling or jackhammering very close to our room. It was very difficult to go back to sleep after that. Since we had to get up early for a flight as well, it was extremely frustrating.

It was a great location looking out at the Firth of Forth Bridge and bay. Spacious room with unique older Inn styling. Restaurant and bar part of property. Close to airport. Parking on property.
The train passes over the top every 15 minutes until early evening, but tapers off towards bedtime.
